Gutter survey in Hailey

Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. We survey downpipes, eaves gutters and parapet and box gutters, and the problems we are asked to look at most are cracked or loose downpipes and joints that drip after rain.

In a small place like Hailey, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Where we cannot see part of the gutter, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Check for spilling water in a downpour
  • Get the gutters cleaned out every year
  • Do not leave hidden gutters out of a clear-out
  • Watch for green marks down the brickwork

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

Honest limits

Before booking, it is worth knowing what a survey will not do:

  • The inside of buried drains
  • Hidden sections we can’t view safely
  • Asbestos testing of old gutters, downpipes or soffits

If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey before booking. What our survey covers.

Roof types and parts we check

  • Parapet and box gutters
  • Downpipes
  • Fascias and soffits
  • Valley gutters
  • Outlets and hoppers
  • Eaves gutters

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours at a typical home, and longer for a large or complex roof. You’re welcome to ask questions while we’re there. Older roofs in small places like Hailey can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Advice

Surveys for landlords and agents in Hailey

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Let us know about it when you book and we will plan the visit with that in mind.

Questions from Hailey

Will you come out to Hailey?

Yes, Hailey is on our map. Villages and rural addresses get the same survey as a town house.

Can a landlord with a rental near Finstock station book a roof survey?

Yes, rented property is part of what we cover. Just call 07833 053749 or send us an email and tell us about the building, including who will give access on the day.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Could my damp wall be caused by the gutters?

Overflowing gutters often lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so, based on what we can see.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

What a gutter survey looks like in Hailey

Historic houses such as Minster Lovell Hall, about 1.9 miles south-west, show how far back building in the area around Hailey goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

For landlords with property near Finstock station, a roof report helps you deal with small faults before they turn into a call from a tenant. The streets around a church like Church of St John the Evangelist are frequently among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like Hailey Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.
