Wind, rain and roofs in Finstock
With Minster Lovell Hall about 3.8 miles south-west, Finstock sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these roof types has its own typical places for water to get in.
For site and facilities teams at buildings such as Finstock Church of England Primary School, tracing a leak on a big roof starts with where the water appears and works back. Landlords with a home close to Finstock station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

About our roof leak investigation in Finstock
Leaks tend to begin where one part of a roof meets another. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. We check all of them, from every safe vantage point. We survey lead flashings, valleys and parapet gutters and rooflights and dormers, and common reasons people get in touch are leaks at a dormer or roof window and damp walls below an overflowing gutter.
Being in a small place like Finstock makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. If you have photos of the water coming in, they help as well.
What you get is a clear record of the leaking roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What a survey costs
Several things affect the price of a survey:
- The roof’s overall size
- Basic, Standard or Premium
- Whether thermal imaging or a drone is needed
- How complicated the roof is, with its valleys, chimneys and parapets

Do you need a roof leak investigation in Finstock?
Every flat roof covering has a working life. Felt frequently lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Upstands and outlets are common weak points.
Typical things we’re asked to look at include:
- Damp ceilings under a flat roof
- Damp patches next to the stack
- Staining where a gutter or parapet meets the wall
- Water marks that spread in wet weather
If you own one of the older houses in the streets near Church of the Holy Trinity, lead flashings, valleys and old chimneys are typical places for water to get in.
Choosing a roof surveyor
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Will they check the loft as well as the outside?
- Which limits apply to the survey
- What happens after the report arrives
Can I check my roof myself?
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
Finstock questions
Do you cover Finstock?
We do. The survey and report are the same in Finstock as anywhere else.
Will you come out to Finstock?
We do. Villages and rural addresses get the same survey as a town house.
What does a roof survey cost?
Roof leak investigation starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
Can you give me structural calculations?
No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
Does the investigation include the repair?
This service finds and reports the cause, not to carry out the repair. The report gives any roofer a clear brief.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.
How quickly is the report sent?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
What this survey cannot tell you
No survey can tell you everything, and it is better to know them up front. Keep these in mind:
- Faults hidden behind ceilings or boarding
- The repair itself (the investigation finds and reports the cause)
- Leaks from plumbing, tanks or pipework rather than the roof
If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey before booking. The full list of what we check.

Tips that help
Nothing here needs a ladder. A few suggestions:
- Take dated photos of the leak
- Note the weather when the leak shows
- Mention any plumbing above the damp area
- Stay off ladders and the roof
If the leak turns out to be condensation, the report says so, and suggest how the roof space could be better ventilated. That avoids roof work that wouldn’t help.
Don’t block the vents at the eaves. Good airflow reduces condensation, which is often mistaken for a leak. Make sure insulation does not block airflow at the eaves.
How it works
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. Somewhere as small as Finstock, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start with what you’ve seen: where the stain is and when it gets worse.
- We look at the stain, the ceiling and the loft above it.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- Where it helps, we take moisture readings and use thermal imaging.
- You receive a written report with photos showing the likely source and what needs attention.
Preparing for the visit
- Move anything stored under the loft hatch
- Let us know where we can park nearby
- Have any questions written down, so nothing gets missed
