Independent pre-purchase roof surveys in Finstock

Pre-purchase roof surveys for homes and businesses in Finstock

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey isn’t a RICS survey, and it does not replace one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. The two sit side by side if you want the fullest picture. If you’ve noticed a ridge or slope that dips and flashings that have lifted or split, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Finstock are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Tell us your exchange date when you book
  • Do not leave it until just before exchange
  • Ask the seller about past roof repairs
  • Watch for stains or fresh paint on ceilings below the roof

You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions.

Don’t block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air can’t flow.

How we price pre-purchase roof surveys

We confirm the price for your survey before booking. These are the things that affect it:

  • The use of thermal imaging or a drone
  • Roof area
  • Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

Booking your survey

There’s no need for technical words. It is enough to tell us:

  • Where any leaks, stains or damp patches show inside
  • The reason for the survey, such as buying, a leak or storm damage
  • What kind of property and roof it is
  • Your postcode, so we can check access and travel

Getting a price is simple: just phone 07833 053749 or send us an email, let us know about the property and we will point you to the right survey. The price is agreed up front.

Landlords, agents and block managers in Finstock

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the visit with that in mind.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

The survey, step by step

After the inspection, everything we found is written up as a written report with photos, emailed to you. On timing, it typically takes roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Somewhere like Finstock needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we will get in, including the loft.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Keep pets in another room
  • Move anything stored under the loft hatch

Advice

Why act early in Finstock

A seller may honestly not know the state of the roof. The forms they complete only show what they’re aware of. An independent look tells you how the roof is now, whatever anyone remembers. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Pre-purchase roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

Finstock homes and their roofs

Minster Lovell Hall, about 3.8 miles south-west, is one of the historic houses in the wider area around Finstock. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

If you live in an older home near Church of the Holy Trinity, the roof may have had decades of patch repairs, and the survey shows where they are. For landlords with property near Finstock station, a roof report gives you a clear picture before you buy or settle up with a roofer.

When you need someone else

We only report what can safely be seen on the day, so there are some things a survey can’t cover:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Faults hidden behind ceilings, boards or coverings
  • How a seller will respond, or what the house is worth

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and does not.

Finstock: your questions answered

Is my home in Finstock listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Finstock in the area you cover?

Yes, Finstock is within the area we cover. Our area covers London and the South East. You can call 07833 053749 or send us an email with the address and some details.

When is the best time to have the roof checked when buying?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

When will the report arrive?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Tell us your exchange date and we will help you choose.

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
