Common questions in Delly End

Is my home in Delly End listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Delly End in the area you cover?

We do. The survey and report are the same in Delly End as anywhere else, and visits run on weekdays and weekends.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.

How quickly will I get the report?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we will help you choose.

Do you need to go inside the property?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we cannot get in, the report says so.

When should I book a pre-purchase roof survey?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings.

Can I take the findings back to the seller?

Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We can’t promise how the seller will respond.

Pre-purchase roof surveys for homes and businesses in Delly End

Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all including VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Pick the one that fits the property. All three include a written report with photographs and recommendations. If you are worried about blistered or split felt on a flat roof and signs of past leaks inside the loft, a survey will tell you what’s going on, on clay and concrete tiles, flat-roofed extensions and dormers and gutters and downpipes alike.

In a village or hamlet like Delly End, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What we do, step by step

Every roof is different, but as a rough guide the survey takes about 1–2 hours for a house, or half a day or so for a commercial building. If you have questions on the day, just ask. For a village or hamlet like Delly End, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed in advance.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Note where any stains or damp appear
  • Agree roof access with the managing agent if it’s shared

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, call 07833 053749 or send us an email.

Advice

What this survey cannot tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • The condition of the rest of the house (that is a RICS home survey)
  • Whether timbers meet design loads
  • Confirmation of asbestos in cement sheets or soffits

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.

What this survey covers

  • The roof space
  • Gutters and downpipes
  • Chimney stacks
  • Natural slate
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles

Do you need a pre-purchase roof survey in Delly End?

Asbestos was banned in UK construction in 1999. It is often found in cement sheets, soffits and flue pipes. We don’t carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.

People usually book a survey when they’ve noticed something like this:

  • Damp timbers or stains in the loft
  • Gaps where slates or tiles have come loose
  • Ponding, blisters or splits on a flat roof
  • Roof slopes that look uneven or sagging

If you live in an older home near Church of St John the Evangelist, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Before booking any roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether VAT is added on top
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether they hold professional indemnity and public liability insurance

Chimney stacks

Chimney stacks take the brunt of the weather. We check the pots, the flaunching, the pointing and the flashings.

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Ask whether there are papers for past roof work
  • Tell us your exchange date when you book
  • Look for fresh paint on upstairs ceilings at viewings
  • Don’t leave it until just before exchange

After you move in, keep the report somewhere safe. Work through the urgent items before anything else, and keep the photos to compare against later. The Premium Survey includes a 12-month follow-up to see how things have changed.

Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.

For landlords and managing agents

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or drop us an email.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
