Chimney surveys for homes and businesses in Delly End

For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It complements a RICS home survey rather than replacing it. We’re often asked to look into staining on walls around the chimney and gaps in the mortar around the pots, across shared and party-wall stacks, chimney pots and cowls and chimney breasts.

Some older homes in villages like Delly End are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Practical tips

From years of surveys, a few habits stand out:

  • Check unused flues are capped with ventilation
  • Make sure fixings on the stack are secure
  • Look at the chimneys with binoculars after a storm
  • Use a Gas Safe registered engineer for gas appliances

With a shared stack, the report can help when talking to next door. The photos show the problem and which side it is on from the viewpoints we used.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

Why get it checked now?

If a stack seems to lean, don’t leave it. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next. Outbuildings and barns around Delly End are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

When to book a survey in Delly End

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.

Most people get in touch after spotting one of these:

  • Flaunching that has broken away
  • Frost-damaged brickwork on the stack
  • Flashings pulling away from the stack
  • Damp on a chimney breast inside

If you look after a building such as Hailey Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Choosing a roof surveyor

  • Which viewpoints they use to see the roof
  • What’s outside the scope of the survey
  • How long they’ve been surveying roofs
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

Delly End questions

Do you survey roofs for landlords with property near Finstock station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or drop us an email with the details.

Does a conservation area affect roof work in Delly End?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

How much does a chimney survey cost in Delly End?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Will I get photos?

Yes, plenty. Each finding is shown in a picture where possible.

Should I worry about a leaning stack?

It’s worth having a leaning stack checked. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.

What a chimney survey looks like in Delly End

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Minster Lovell Hall, about 2.2 miles south-west, is one of the historic houses in the wider area around Delly End. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

Take an older house close to Church of St John the Evangelist: its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Finstock station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What affects the cost of chimney surveys

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Height and safe access
  • Extra roofs, like extensions, dormers or garages
  • The shape of the roof and its details
  • Which survey package you book

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

What we need to know

What helps most when you contact us:

  • Any deadline, such as an exchange date
  • Your postcode, so we can check access and travel
  • Photos of the roof, taken safely from ground level or a window
  • Why you want a survey: buying, a leak, a storm or new work

Most bookings start with a short call: phone 07833 053749 or use the contact form. The price is agreed before a date is set.

What we do, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes about one to two hours on an ordinary house, and longer for a large or complex roof. Older rural homes like those around Delly End can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Getting ready for the survey

  • Agree roof access with the managing agent if it’s shared
  • If it is not your property yet, arrange access through the agent
  • Make a note of anything you’d like us to look at
