About our chimney survey in Poffley End

On terraced and semi-detached houses, a chimney stack is often shared with next door. We look at whatever is safely visible and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. You get a written report with photos and our recommendations. We’re frequently asked to look into flashings pulling away from the stack and flaunching that has broken away, on chimney breasts, brick chimney stacks and chimney pots and cowls.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

After the visit, you get a written report with photos, sent by email. It explains the condition of the chimney stack, the defects we found and what we recommend.

The survey, step by step

Once we have finished looking, we write up our findings in a report with photographs. As for time on site, most surveys take an hour or two at most homes, or half a day or so for a commercial building. In a hamlet or village like Poffley End, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Chimney surveys around Poffley End

Historic houses like Minster Lovell Hall, about 2.2 miles west, show how far back building in the area around Poffley End goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

Anyone responsible for a site like Hailey Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Finstock station, a roof report helps you deal with small faults before they turn into a call from a tenant.

When to book a survey in Poffley End

Where a chimney meets the roof, lead flashings keep water out. With age they can lift, split or come away from the joints. Failed flashings are one of the most common causes of damp around chimneys. Lead is also a target for theft.

People normally book a survey when they’ve noticed something like this:

  • Bricks with flaking faces
  • A chimney out of line
  • Worn or missing pointing
  • Gaps in the mortar around the pots

Take an older house close to Church of St John the Evangelist: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

  • Whether VAT is added on top
  • Which limits apply to the survey
  • How they plan to inspect the roof safely

What a good roof survey covers

How the survey changes by roof type

Flaunching

Cracked flaunching is one of the most common chimney defects we record. Caught early, it is often a small job.

Brick stacks

Brick stacks rely on sound pointing to keep water out. The survey looks for crumbling bricks and worn or missing mortar.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

What happens if roof problems are left?

If a stack seems to lean, do not leave it. Our survey records it and says when a structural engineer should look at it, so you know where you stand. For older village homes like those around Poffley End, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

Every price we give includes VAT, and the written report is part of the package. Chimney survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Questions from Poffley End

I let a flat near Finstock station. Can you check the roof?

Yes, rented property is part of what we cover. Just call 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.

Is my home in Poffley End listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

My chimney looks like it’s leaning. What should I do?

It’s worth having a leaning stack checked. We record the lean, the brickwork and the pointing, and recommend a structural engineer where it may be a structural concern.

What does a roof survey cost?

Chimney survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

What if it rains on the day?

A survey can usually go ahead in light rain. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.

Do you inspect shared chimneys?

Yes. We inspect what can safely be seen and what you give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.
