Need a gutter survey in East End?

Checking the roof from the ground

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Gutter survey in East End

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photographs. We survey downpipes, valley gutters and fascias and soffits, and common reasons people get in touch are dripping or leaking gutter joints and water spilling over the gutter edge.

In a small place like East End, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What happens on the day

We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Somewhere as small as East End, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. We check hidden gutters, like valleys and parapets, where it’s safe to see them.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. The findings are written up with photographs and recommendations.

Getting ready for the survey

Gutter surveys around East End

About 2.7 miles east lies Blenheim Palace, a reminder of how long the area around East End has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a building such as Combe CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Combe station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If your house is among the older ones in the streets near St Mary's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Have gutters cleared at least once a year
  • Look out for overflows when it pours
  • Leave gutter checks at height to someone equipped for it
  • Look for downpipes coming loose

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it is ready.

Watch your gutters from the ground or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

When you need someone else

Before you book, it’s worth knowing what a survey won’t do:

  • Gutters out of sight from every safe vantage point
  • Blockages deep inside downpipes
  • Damage hidden inside walls or behind boards

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey before you book. What our survey covers.

East End questions

I let a flat near Combe station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Does a conservation area affect roof work in East End?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Just phone 07833 053749 or email us for a price.

Will I get photos?

Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.

What’s the best way to book?

Just phone 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and the report says so.

Will you go up on the roof?

Only where it is safe to do so. We look at everything that can safely be seen: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.

What affects the price in East End

Not every roof costs the same to survey, for these reasons:

  • How tall the building is and how easy the roof is to see
  • Basic, Standard or Premium
  • House, block, shop or office
  • The roof’s overall size

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

What to tell us when you contact us

If you can, have these to hand when you get in touch:

  • Any marks or damp showing indoors
  • The reason for the survey, like buying, a leak or storm damage
  • The type of building and roof, like pitched or flat
