About our roof leak investigation in North Leigh
Some leaks only appear in certain weather. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot, along with any photos you’ve taken. Even on a dry day, a leak usually leaves clues: stained timbers, tide marks and damp underlay. Moisture readings show where materials are still wet. If you are worried about condensation that looks like a leak and water through the ceiling under a flat roof, we can find out what’s behind it, on lead flashings, rooflights and dormers and valleys and parapet gutters alike.
Roofs in small places like North Leigh frequently stand in the open, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A record with photographs is useful if you need to show the damage to anyone else.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

The survey, step by step
The visit has one job: to see as much of the leaking roof as can be seen safely and record it clearly. Notes and photos go into the written report. It typically takes an hour or two at a typical home, with bigger or more complicated roofs taking longer. For a village or hamlet like North Leigh, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- You tell us where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- From the loft space, we trace the water’s route where there is safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- We email a written report showing where the water most likely gets in.
How to prepare
- Have any paperwork from past roof work to hand
- Show us where any leaks or stains appear
- Jot down any questions you want answered

Your questions about roof leak investigations in North Leigh
Is my home in North Leigh listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is North Leigh in the area you cover?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Can you always find the source?
Not always, and we’ll be honest about that. Water can travel a long way, and some leaks only show in particular storms. If we cannot be sure, the report ranks the possible sources.
How long does a roof leak investigation take?
It normally takes an hour or two for most houses, while a commercial roof takes nearer three to four hours. Report times depend on the package.
What will the report tell me?
You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put with the most urgent first where relevant.
How experienced are you?
We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
Is it a leak or condensation?
It is a common question. A leak typically shows in one area and follows rain, while condensation is often spread out and worse in cold weather. The report explains which it looks like and what to do.
Practical tips
There is plenty you can do without going near the roof. Here’s what helps most:
- Clear the loft hatch so we can get in
- Let us know about any past repairs to the roof
- Stay off ladders and the roof
- Put a bucket under the drip and move valuables
With the Standard Survey you get a follow-up consultation, while Premium includes one in person. You can ask us about anything that is not clear.
Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and wear is easier to deal with before water gets in.
Common roof problems in North Leigh
When a slate slips or a tile cracks, the underlay takes the water. Old bitumen felt may cope for a while, but it tears and sags with age, while some very old roofs have nothing under the coverings. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.
Problems we come across frequently include:
- Damp patches next to the stack
- Damp ceilings under a flat roof
- Water dripping from rafters or underlay
- Brown rings on upstairs ceilings
Landlords with a home close to Combe station may find that tracing a leak quickly matters when a tenant is living with it.

Roof leak investigations around North Leigh
Blenheim Palace, about 3.9 miles north-east, is one of the historic houses in the wider area around North Leigh. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Where water gets in depends a good deal on what the roof is made of and how it is detailed.
If your home is one of the older ones in the streets near St Mary's Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in. Take a building like North Leigh Church of England (Controlled) School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

All our prices include VAT. The things that change the price are:

What we need to know
We’ll typically ask about:
- Anything about access we should know
- What’s prompted the survey
- Photos of the roof, taken safely from the ground or a window
- Where water is showing inside, if it is
Unsure which package suits your roof? It’s easiest to ring 07833 053749 or email us and describe the roof and what’s worrying you. We will explain the options and the price.
DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.
What this survey cannot tell you
It is a careful look at the leaking roof, not the whole story. The main limits are:
- An intermittent leak that shows no trace on the day
- Leaks from plumbing, tanks or pipework rather than the roof
- Structural calculations (that is a structural engineer’s job)
