Roof surveys in Neithrop

Roof survey in Neithrop

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof normally wears out sooner than a pitched one, so they deserve a close look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We are often asked to look into slates or tiles that have slipped or broken and debris building up in roof valleys, across the roof space, lead flashings and clay and concrete tiles.

In a smaller place like Neithrop, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what isn’t.

What we do, step by step

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Notes and photos go into the written report. It normally takes between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. A visit to Neithrop is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Let us know about parking before the day
  • Leave a clear route to the loft

Advice

What a roof survey doesn’t cover

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Defects hidden under coverings or inside walls without opening up
  • An exact number of years the roof has left
  • Asbestos testing of any kind

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

Local roofs in Neithrop

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. About 1.8 miles south-west lies Broughton Castle, a reminder of how long the area around Neithrop has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For landlords with property near Banbury station, the gap between tenancies is a good time to have the roof looked at. Take a building like St Joseph's Catholic Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

Neithrop is about 1 mile west of Banbury, in Oxfordshire. In Neithrop, as across Oxfordshire, every roof gets the same careful survey. Our area takes in places right across Oxfordshire. We also survey roofs in Oxford.

What we’re asked to look at in Neithrop

A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

People usually book a survey when they’ve noticed one of these:

  • Slipped, cracked or missing slates and tiles
  • Torn or sagging underlay
  • Loose chimney pots
  • Flashings that have come away from the wall

Homes near green spaces such as People's Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

What’s in a roof survey

Landlords, agents and block managers in Neithrop

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or drop us an email.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

Roof by roof

Clay plain and peg tiles

Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move.

Flat roof coverings

A felt roof frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.

FAQs for Neithrop

Do you survey roofs for landlords with property near Banbury station?

Yes, rented property is part of what we cover. Just ring 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.

Is Neithrop within the area you cover?

Yes. Neithrop is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

What if it rains on the day?

Light rain does not normally stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What does a roof survey cost?

Roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

Useful tips for Neithrop property owners

A little preparation and a few simple habits help. Our tips:

  • Hold on to the report for future surveys
  • Have details of recent roof work to hand
  • Check we can open the loft hatch
  • Keep a record of damp patches and dates

Your report arrives by email, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.
