Bledington Roof Survey

We take a careful look at the roof at your property in Bledington, and put it all in a report with photographs.

  • Flashings that have come away from the wall
  • Debris building up in roof valleys
  • Cracked mortar along the ridge

When you need someone else

Before booking, it is worth knowing what a survey won’t do:

  • Confirmation of asbestos in soffits or cement sheets
  • Faults hidden behind ceilings or boarding
  • The condition of the rest of the building (that is a RICS home survey)

If in doubt, call 07833 053749 or email us and we will suggest the right survey before booking. The full list of what we check.

What this survey covers

  • Flat roofs
  • Natural slate
  • The roof space

  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Chimney stacks

Roof survey in Bledington

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. Common reasons to book are cracked or blistered flat roof coverings and water stains on rafters and ceiling joists, across natural slate, lead flashings and flat roofs.

Some older homes in villages like Bledington are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Roofs, chimneys and gutters in Bledington

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you look after a building such as Bledington Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Chastleton House lies about 4 miles north, so building around Bledington goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs. For landlords with property near Kingham station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Why act early in Bledington

It is easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm. Outbuildings and barns around Bledington are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and which survey you book.

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.

Surveys for landlords and agents in Bledington

Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which can make access easier.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.

Bledington questions

Will you come out to Bledington?

Yes, Bledington is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Bledington listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

Do you go up on the roof?

Only when it is safe. We also use views from the ground, windows and the loft space, and Premium includes a drone where it applies.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access as you book.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Whether thermal imaging or a drone is needed
  • The size of the roof
  • How many separate roofs there are, such as extensions, dormers and garages
  • Basic, Standard or Premium

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

What we need to know

When you call or email, these details help:

  • When you need the report by
  • Where water is showing inside, if it is
  • The address and postcode of the property
  • What made you get in touch

Our phone lines are open seven days a week. To book or ask a question, phone 07833 053749 or drop us an email.

What happens on the day

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes an hour or two at most homes, though large, tall or awkward roofs take more time. In a hamlet or village like Bledington, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before we arrive

  • Jot down any questions you want answered
  • Leave side gates unlocked
  • Have any paperwork from past roof work to hand
