Roof surveys for Kingham homes and businesses

Local roofs in Kingham

With Chastleton House about 3.3 miles north, Kingham sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first.

If yours is one of the older homes in the streets near Church of St Andrew, old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like Kingham Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Kingham station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Roof survey in Kingham: what you get

We survey roofs in Kingham and across London and the South East. Visits run on weekdays, Saturdays and Sundays. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photos and recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. When you are ready to book, ring 07833 053749 or drop us an email. We survey lead flashings, natural slate and the roof space, and common reasons people get in touch are ponding, splits or blisters on flat roofs and gaps in the roof where coverings have gone.

Somewhere as small as Kingham, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Common questions in Kingham

Can a landlord with a rental near Kingham station book a roof survey?

Yes, rented property is part of what we cover. Just phone 07833 053749 or drop us an email and let us know about the building, including who will give access on the day.

Does a conservation area affect roof work in Kingham?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you test for asbestos?

No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Is Kingham in your area?

Yes. We survey roofs across London and South East England, Kingham included.

How do I book a survey in Kingham?

The quickest way is to call 07833 053749 or send us an email. Give us the address and a few details about the roof, and we’ll recommend the right survey. We survey on any day of the week.

Why it is worth a survey now in Kingham

It’s easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. Older cottages and farmhouses around Kingham can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Before and after the survey

Here are a few things we’d tell any owner:

  • Check the roof from the ground after storms
  • File the report with your home documents
  • Photograph stains when they appear
  • Mention any damp patches as you book

Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.

When you need someone else

In fairness, a roof survey has limits:

  • A structural engineer’s report
  • How the roof will behave in every kind of weather
  • The condition of the rest of the building (that is a RICS home survey)

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. What our survey covers.

What we look at

  • Ridges, hips and valleys
  • Flat roofs
  • The roof space
  • Natural slate
  • Lead flashings
  • Chimney stacks
  • Clay and concrete tiles

Can I check my roof myself?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What you cannot do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in.

Roof by roof

Lead flashings and valleys

Flashings and valleys are where many leaks start. They get particular attention in every survey.

Chimney stacks

Our chimney check is a visual inspection of the stack, and it is not a flue or gas safety check. If a specialist is needed, we will say so.

How the survey works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes between one and two hours at a typical home, and longer for a large or complex roof. Older rural homes like those around Kingham can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Have any questions written down, so nothing gets missed
  • Mention any parking restrictions on your street
