Chimney surveys for homes and businesses in Kingham

A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photographs. If you’ve noticed damaged chimney pots and cowls and gaps in the mortar around the pots, we can find out what’s behind it, whatever the roof.

In a small place like Kingham, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Roofs, chimneys and gutters in Kingham

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Kingham has a long history of building, with Chastleton House about 3.3 miles north. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Church of St Andrew, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building such as Kingham Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Kingham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What affects the cost of chimney surveys

A few things affect what a survey costs:

  • How tall the building is and how easy the roof is to see
  • How big the roof is
  • Whether thermal imaging or a drone is needed
  • Which survey package you book

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

You do not need to know any roofing terms. It’s enough to let us know:

  • Pictures from the garden or a window, if you have them
  • The type of building and roof, such as pitched or flat
  • Where the property is, with the postcode
  • Any marks or damp showing indoors

Getting a price is simple: just call 07833 053749 or use the contact form, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.

What a chimney survey does not cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Flue inspections or sweeping
  • Structural calculations for a leaning stack
  • Checks on boilers, fires or their flues

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.

What this survey covers

  • Shared and party-wall stacks
  • Chimney breasts
  • Chimney pots and cowls
  • Flaunching
  • Lead flashings
  • Brick chimney stacks

What we do, step by step

After the inspection, everything we found is written up as a photo-illustrated written report, emailed to you. As for time on site, it normally takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. Somewhere like Kingham needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photos and recommendations, is emailed to you.

Getting ready for the survey

Related advice

Kingham: your questions answered

Is Kingham within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Is my home in Kingham listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Which parts of the chimney do you look at?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the loft space where we can reach. You get a written report with photos.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

How long does the survey take?

Expect it to take roughly 1–2 hours for most houses, and more on a big or complicated roof. The written report follows by email.

Practical tips

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:

  • Check your stacks from the ground after strong winds
  • Book a sweep for flues that are in use
  • Keep the report to compare against at the next survey
  • Check that disused chimneys can still breathe

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Make sure fixings on the stack are sound, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.
