How a thermal roof survey works in Kingham

A thermal camera can help when the cause of damp isn’t obvious. Water can travel some distance under a roof covering before it shows inside, and temperature patterns can help us trace where it may have come from. The images are used alongside a visual inspection and moisture readings, so the findings don’t rely on the camera alone. If you’re worried about missing or slipped insulation and cold spots on ceilings under the roof, we can find out what’s behind it, on flat roofs, insulated roof spaces and loft conversions alike.

Older buildings in small places like Kingham may be listed or in a conservation area. A look from above or with a thermal imager doesn’t touch the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

How it works

We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. Somewhere like Kingham needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

How to prepare

  • For a flat or shared roof, check access with the building owner or managing agent
  • Have any paperwork from past roof work to hand
  • Clear the way to the loft hatch

Advice

Questions from Kingham

Do you cover smaller places like Kingham?

Yes, Kingham is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is Kingham in the area you cover?

Yes, Kingham is one of the places we work. The survey and report are the same in Kingham as anywhere else, and visits run on weekdays and weekends.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.

Does thermal imaging work on slate and tile roofs?

It can be useful, though pitched roofs are usually harder to read. Slates and tiles over a ventilated space can mask what’s below, so we combine it with an inspection from the loft where there’s safe access.

Do you climb onto every roof?

Only if it is safe. We inspect what can be seen safely: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

How do I arrange a thermal roof survey in Kingham?

The quickest way is to phone 07833 053749 or drop us an email. Give us the address and a few details about the roof, and we will take it from there. We survey on any day of the week.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Flying and imaging in Kingham

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. With Chastleton House about 3.3 miles north, Kingham sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Take a building like Kingham Primary School: a drone or thermal camera can show a large roof in a single visit.

Kingham is about 10 miles north of Carterton, in Oxfordshire. In Kingham, as across Oxfordshire, every roof gets the same careful survey. Our Oxfordshire coverage includes Kingham. Oxford is in our area too.

Why get it checked now?

Before replacing a large flat roof, it helps to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you commit. In a place like Kingham, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Thermal roof survey starts from £400, including VAT.

Why us?

  • Packages from £150, with VAT included
  • Surveys on weekdays and at weekends
  • We hold a CAA Flyer ID and Operator ID

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

How the survey changes by roof type

Parapets, valleys and junctions

Problems where roof slopes and walls meet are often hidden. We combine a close visual check with the thermal images.

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We check cracks by eye and use the images to see whether there is a pattern around them.

When you need someone else

Before you book, it is worth knowing what a survey won’t do:

  • Readings unaffected by sun, shade or reflections
  • Seeing water directly, as the camera shows temperature, not moisture
  • A formal energy assessment

If in doubt, phone 07833 053749 or email us and we will point you to the right survey before you book. The full list of what we check.

What this survey covers

  • Pitched roof slopes
  • Insulated roof spaces
  • Loft conversions
  • Flat roofs
  • Ceilings below the roof
  • Commercial roofs

What we are asked to look at in Kingham

After a repair, some owners want to know whether the roof has dried out. A thermal survey with moisture readings can show whether wet areas remain when the conditions on the day are suitable.

It is worth booking a survey if you’ve seen:

  • Damp that repairs haven’t cured
  • Moisture around outlets and upstands
  • Water getting in at parapets and stacks
  • Cold spots on ceilings under the roof

Take an older house close to Church of St Andrew: older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.
