If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Pre-purchase roof survey in Redbridge

Older homes frequently have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it cannot be seen from the street. We look closely and record what we see, with photos so you can see it for yourself. Each finding is explained in plain words, so it is clear what it means for your purchase. Common reasons to book are old water stains in the roof space and worn or lifted lead flashings, on natural slate, the roof space and flat-roofed extensions and dormers.

Older buildings in small places like Redbridge may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Ask when the roof was last worked on
  • Don’t leave it until just before exchange
  • Check the lease for roof repair responsibilities
  • Give your solicitor a copy of the report

If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s.

Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. Binoculars from the ground are enough for a first look.

Checking the roof from the ground

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Common questions in Redbridge

Do you carry out roof surveys in Redbridge?

Yes, Redbridge is within the area we cover. We survey roofs across London and South East England. Just phone 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.

Do you cover smaller places like Redbridge?

Yes, Redbridge is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Will the roof report help me negotiate with the seller?

Yes, you can. You’ll have photos and a written description of each defect, which you can share with the seller or agent. We can’t promise how the seller will respond.

Do you survey on Saturdays and Sundays?

We carry out surveys on any day of the week. To find a day that suits you, ring 07833 053749 or use the contact form.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email, with photos.

Should I get a roof survey as well as a RICS home survey?

It is your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and doesn’t replace one.

How the survey works

We don’t take risks to get a closer look. We inspect what can safely be seen, and if part of the roof can’t be seen, the report says so. Most visits take an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. Somewhere like Redbridge needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we’ll get in, including the loft.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before the survey

  • For flats, make sure roof access has been agreed
  • Make a note of anything you’d like us to look at
  • Keep pets out of the way during the survey

How to book

Getting a price is simple: just phone 07833 053749 or drop us an email and give us some details about the property and we will point you to the right survey. The price is agreed up front.

Different roofs, different checks

Natural slate

Many older homes in London and South East England have slate roofs. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We look for lead that has lifted, split or been patched over.

Pre-purchase roof surveys in Redbridge: local notes

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. About 1.9 miles north lies Holywell Manor, a reminder of how long the area around Redbridge has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If your home is one of the older ones in the streets near St Luke's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you let a flat or house near Oxford station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Why act early in Redbridge

A good many buyers go ahead anyway, but with their eyes open. You will know which jobs are urgent and which can wait, so you can plan work before small faults get bigger. Where a roof is exposed, as many are in small places like Redbridge, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.
