Pre-purchase roof surveys in Remenham

About our pre-purchase roof survey in Remenham

We survey roofs for buyers in Remenham and across London and South East England. Whether it’s a terrace, a semi, a detached house or a flat, the roof gets the same careful look. The report says what’s in good order, what isn’t and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, phone 07833 053749 or email us. We survey flat-roofed extensions and dormers, lead flashings and valleys and the roof space, and people most frequently book us about worn or lifted lead flashings and roof slopes that look uneven or sagging.

In a village or hamlet like Remenham, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

Questions from Remenham

Do you cover Remenham?

Yes, Remenham is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is Remenham within the area you cover?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.

What’s the best way to book?

To book, call 07833 053749 or drop us an email and let us know the address and what you want to find out. We will confirm the price and find a day that suits.

How long does a pre-purchase roof survey take?

On site, it normally takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

Landlord and commercial surveys in Remenham

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Why act early in Remenham

When a chain is moving fast, a roof survey can feel like one more delay. Weekend visits are available as well as weekdays, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. Outbuildings and barns around Remenham are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What you get with us

  • Plain-English reports with photos
  • An independent view of the roof
  • Drone flown under a CAA Flyer ID and Operator ID
  • Two decades and more of roof surveys

See our cost guide or our case studies.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take an hour or two on an ordinary house, and longer for a large or complex roof. Older roofs in small places like Remenham can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. We email a photo-illustrated written report and recommendations, ready for you to use before exchange.

Before the survey

  • Keep pets inside or away from the areas we’re looking at
  • Check the loft hatch can be reached
  • Dig out any old roof reports or invoices

Pre-purchase roof surveys in Remenham: local notes

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Greenlands, about 1 mile north, is one of the historic houses in the wider area around Remenham. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as Church of St Nicholas are often among the oldest in a place, and if your home is one of the older ones nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you own a rental within reach of Henley-On-Thames station, a written report helps before buying a rental or paying for a new roof on one.

Checking the roof from ground level

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

When you need someone else

In fairness, a roof survey has limits:

  • A valuation or a promise of a lower price
  • Confirmation of asbestos in cement sheets or soffits
  • Walls, floors, services and rooms below the roof

If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey. What our survey covers.

Roof types and parts we check

  • Natural slate
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Chimney stacks
  • The roof space

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • The use of thermal imaging or a drone
  • The height of the building and how the roof can be seen safely
  • Extra roofs, like extensions, dormers or garages
  • The size of the roof

Pre-purchase roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Getting in touch
