Pre-purchase roof survey in Aston
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a proper look at it before you’re committed. We check the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, plus the loft where there’s safe access. The findings come in a written report with photos. If you’re worried about damp timbers or stains in the loft and gutters choked with leaves and moss, a survey will tell you what’s going on, whatever the roof.
Some older homes in villages like Aston are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What happens on the day
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes an hour or two for a house, and about three to four hours for a commercial roof. Cottages and farmhouses around Aston frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a written report with photos and recommendations before you exchange.
Getting ready for the survey

What affects the cost of pre-purchase roof surveys
The price reflects the time and kit the roof needs. That comes down to:
- The shape of the roof and its details
- The type of building, from a house to a block or an office
- Basic, Standard or Premium
- Whether thermal imaging or a drone is needed
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.
Helping us price your survey
The more you let us know, the easier it is to price the survey. When you contact us, it’s useful to mention:
- Where water is showing inside, if it is
- Pictures from the garden or a window, if you have them
- Any deadline, such as an exchange date
- The address and postcode of the property
Once you know what you need, ring 07833 053749 or drop us an email. We will suggest a package, agree the price and find a date, weekday or weekend.
Before and after the survey
There’s plenty you can do without going near the roof. What helps most:
- Ask who repairs the roof under the lease
- Request records of any re-roofing
- Check we’ll be able to get into the roof space
- Let us know your timetable
After you move in, keep the report somewhere safe. Work through the urgent items before anything else, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up.
Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.
Signs you need a pre-purchase roof survey in Aston
A chimney stack stands out in the wind and rain and they’re often the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.
Things that often lead to a survey include:
- Roof slopes that look uneven or sagging
- Standing water on a flat extension roof
- Cracked flaunching or crumbling chimney pointing
- Gutters that overflow or drip at the joints
For landlords with property near Henley-On-Thames station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
What to check before booking
- How long the report takes to arrive
- What’s outside the scope of the survey
- Whether you get a written report with photos
- What happens after the report arrives
What a pre-purchase roof survey looks like in Aston
West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
Historic houses such as Greenlands, about 1 mile north-west, show how far back building around Aston goes. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. If you live in an older home near Church of St Nicholas, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Why get it checked now?
A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today. Where a roof is exposed, as many are in small places like Aston, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

Common questions in Aston
How do I find out if my home in Aston is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is Aston in the area you cover?
Yes, Aston is one of the places we work. The survey and report are the same in Aston as anywhere else, and visits run on weekdays and weekends.
Do you inspect the roof from on top?
Where it’s safe, yes. Much of the inspection is done from the ground, from windows and from the roof space. The Premium Survey adds a drone inspection where applicable.
What if it rains on the day?
Light rain doesn’t typically stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.
Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Let us know about it as you book and we’ll explain what’s needed.
Different roofs, different checks
Natural slate
On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. Where we can see it from the loft, we say what condition it’s in.
Lead flashings and valleys
Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.
