About our pre-purchase roof survey in Henley-on-Thames

Buyers in Henley-on-Thames and right across London and South East England use our pre-purchase roof survey. Whether it is a terrace, a semi, a detached house or a flat, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, phone 07833 053749 or email us. If you’ve noticed cracked flaunching or crumbling chimney pointing and slates or tiles that have slipped or gone, we can find out what’s behind it, whatever the roof.

Smaller places like Henley-on-Thames frequently have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you are buying in Henley-on-Thames or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

The report records the roof as we found it on the day. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

How it works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about one to two hours at a typical house, with time for the loft where it can be reached. In a smaller place like Henley-on-Thames, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before we arrive

  • Find any records of previous roof work
  • If the roof is shared, arrange access with whoever manages the building
  • Clear the way to the loft hatch

Common roof problems in Henley-on-Thames

Gutter problems frequently look minor from the street. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we look at.

Typical things we are asked to look at include:

  • Gutters choked with leaves and moss
  • Gaps where slates or tiles have come loose
  • Quick fixes on flashings and valleys
  • A ridge or slope that dips

Landlords with a home close to Henley-On-Thames station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

Common questions in Henley-on-Thames

Is Henley-on-Thames within the area you cover?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Does a conservation area affect roof work in Henley-on-Thames?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will the roof report help me negotiate with the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will plan the survey around it.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Does your survey replace a RICS home survey?

No. It is a roof survey by an experienced roof surveyor, with a written report and photographs. It is not a RICS survey and doesn’t cover the rest of the house.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Pre-purchase roof surveys in Henley-on-Thames: local notes

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If your house is among the older ones in the streets near Holy Trinity Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them. Historic houses such as Greys Court, about 2.3 miles west, show how far back building around Henley-on-Thames goes. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

Even if you go ahead regardless, knowing the roof’s condition helps you plan. You will know which jobs are urgent and which can wait, and you can line up a roofer before small faults grow. On a bungalow or cottage around Henley-on-Thames, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.
