Pre-Purchase Roof Survey in Lower Assendon
A roof survey before you buy a house or flat around Lower Assendon, with findings in writing and pictures to back them up. Weekday and weekend visits available.
- Worn or lifted lead flashings
- Damp timbers or stains in the loft
- Roof slopes that look uneven or sagging
Different roofs, different checks
Gutters and parapets
Some older terraces have a butterfly roof with a central valley gutter. If the home you’re buying has one, that gutter and its outlet get a careful look.
Clay and concrete tiles
Older homes in the South East often have handmade clay tiles, including Kent peg tiles on some. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.
About our pre-purchase roof survey in Lower Assendon
Book after your offer is accepted and before exchange. At that point you can still ask questions, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. If you are worried about loose pots and cracked flaunching and blocked or leaking gutters, we can find out what’s behind it, on natural slate, gutters and downpipes and flat-roofed extensions and dormers alike.
Older buildings in small places like Lower Assendon may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What happens on the day
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Rural addresses near Lower Assendon can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We arrange access with you, the agent or the seller.
- We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- You receive a written report with photos and recommendations to read before exchange.
Before the survey
- Leave side gates unlocked
- Agree roof access with the managing agent if it is shared
- Point out any leaks or damp patches

Tips from our surveys
Over many surveys, some simple habits stand out as worth the effort:
- Ask for loft access on the day
- Arrange the survey as soon as your offer is agreed
- Let us know your timetable
- Share the report with your solicitor
You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions, especially where we have found patch repairs.
Once you’ve moved in, keep gutters, valleys and outlets clear, particularly after autumn. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.
Should I look at the roof myself first?
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Landlords, agents and block managers in Lower Assendon
Landlords, agents and building managers in Lower Assendon and across Oxfordshire can book any of our surveys. To discuss a property or a block, call 07833 053749 or drop us an email.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
Why act early in Lower Assendon
Once you exchange, the roof’s problems become yours. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but with far less room to act on them. In a place like Lower Assendon, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Prices quoted always include VAT, and the written report is part of the package. Pre-purchase roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Common questions in Lower Assendon
Will you come out to Lower Assendon?
We do. A small place gets exactly the same survey as a big one.
Does a conservation area affect roof work in Lower Assendon?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.
What if it rains on the day?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Do I need a roof survey if I’m having a RICS survey?
It is your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.
Buying a home or a new roof in Lower Assendon
Greys Court, about 1.6 miles south-west, is one of the historic houses in the wider area around Lower Assendon. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
For an older house near a landmark such as Church of St Anne, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. If you own a rental within reach of Henley-On-Thames station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
