Honest limits

It’s useful to know what a survey will not do before booking:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • What’s under the slates, tiles or felt
  • How a seller will respond, or what the house is worth

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.

Roof types and parts we check

  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Gutters and downpipes
  • Natural slate
  • The roof space
  • Chimney stacks
  • Clay and concrete tiles

Pre-purchase roof survey in Fawley Bottom

If you are buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company. We look at as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it’s checked as far as access allows. Typical surveys look at slates or tiles that have slipped or gone and worn or lifted lead flashings, across natural slate, lead flashings and valleys and chimney stacks.

Somewhere as small as Fawley Bottom, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What we do, step by step

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. For a village or hamlet like Fawley Bottom, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We arrange access with you, the agent or the seller.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a report with photos and recommendations, ready for you to use before exchange.

Getting ready for the survey

  • Note where any stains or damp appear
  • If you are buying, check with the agent that we can get in
  • Tell us about parking before the day

Do you carry out roof surveys in Fawley Bottom?

We do. The survey and report are the same in Fawley Bottom as anywhere else.

Is my home in Fawley Bottom listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when you book.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Give your solicitor a copy of the report
  • Do not leave it until just before exchange
  • Request records of any re-roofing
  • Mention any deadline when you get in touch

Your report arrives by email, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

After strong winds, look at the roof from the ground. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.

What a survey costs

Prices always include VAT. The things that change the price are:

  • Roof area
  • The number of roofs, including extensions and garages
  • Basic, Standard or Premium
  • The height of the building and how the roof can safely be seen

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

These details help when you get in touch:

  • Access details, such as a loft hatch or a shared roof
  • Any photos you have, taken from ground level or a window
  • What made you get in touch
  • Any stains, drips or damp patches you’ve seen indoors

Unsure which package suits your roof? It’s easiest to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.

How the survey changes by roof type

Natural slate

Good slate is one of the longest-lasting roof coverings, yet the nails that fix it frequently give out first. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.

Chimney stacks

Chimney stacks take the brunt of the weather. The pots, flaunching, pointing and flashings are all checked.
