Common questions in Wallingford

Are there drone restrictions around Wallingford?

The answer turns on the exact location and the conditions on the day. Wallingford is about 2 miles from RAF Benson, so the Drone Safety Map is checked for restrictions around it before we fly. A small drone can’t fly safely in strong wind or a downpour, though the rest of the survey goes ahead either way.

Do you cover smaller places like Wallingford?

Yes, Wallingford is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Can I use the report to negotiate on price?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when you book.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

What’s the best way to book?

Just ring 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date.

Do you need access inside the house?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we can’t get in, the report says so.

How a pre-purchase roof survey works in Wallingford

A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you’ll be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. Common reasons to book are standing water on a flat extension roof and gutters choked with leaves and moss, on gutters and downpipes, chimney stacks and natural slate.

Bungalows, chalet bungalows and older cottages are common in smaller places like Wallingford, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around Wallingford. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what isn’t.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. With a bit of garden around a house, as there frequently is around Wallingford, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. We agree a time and how we’ll get in, including the loft.
  3. The roof is inspected from every safe viewpoint, inside and out.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

Before the survey

  • For a flat or shared roof, check access with the building owner or managing agent
  • Keep pets out of the way during the survey
  • Move anything stored under the loft hatch

When you need someone else

It is useful to know what a survey won’t do before you book:

  • Faults hidden behind ceilings, boards or coverings
  • A structural engineer’s report
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before you book. What our survey covers.

Roofs we survey in Wallingford

  • Chimney stacks
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • The roof space
  • Natural slate
  • Gutters and downpipes

Leave it or get it looked at?

Small roof defects let water in slowly. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy means you know about it from day one. Around Wallingford, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. Dealing with the cause is simple; drying out a wall is not.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

How the survey changes by roof type

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and the South East. Splits in a lead valley send water inside, and missing lead is not unknown, as it’s a target for thieves.

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.

Signs you need a pre-purchase roof survey in Wallingford

The fixings and underlay often fail before good slates or tiles do. Good slate can last well over a century, but corroded nails let slates slip. That kind of wear is common on older roofs.

These are some of the problems a survey can pick up:

  • Patch repairs that may hide an ongoing problem
  • Gutters choked with leaves and moss
  • Loose pots and cracked flaunching
  • Sagging ridge lines or uneven roof slopes

If yours is one of the older homes in the streets near St Mary-le-More, the roof may have had decades of patch repairs, and the survey shows where they are.

Before you book anyone

  • What they won’t be able to tell you
  • Which parts of the roof they’ll actually see
  • Whether the loft space is looked at, where there is one
  • What follow-up you get after the report

What a good roof survey covers

Before and after the survey

Small things make a difference. Our tips:

  • Check we’ll be able to get into the loft space
  • Mention any deadline when you get in touch
  • Arrange the survey as soon as your offer is agreed
  • Request records of any re-roofing

We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.

Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.
