What a survey costs

All our prices include VAT. The things that change the price are:

  • Commercial roofs and larger buildings
  • How big the roof is
  • Any need for thermal images or a drone flight
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

We will usually ask about:

  • What’s prompted the survey
  • Your timetable, such as an exchange date
  • Access details, such as a loft hatch or a shared roof
  • Where water is showing inside, if it is

We survey roofs seven days a week. To arrange a day that suits you, call 07833 053749 or drop us an email with the address and the days you’d prefer.

Pre-purchase roof survey in Churchill: what you get

Many older houses carry decades of roof repairs. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it can’t be seen from the street. Our survey picks it out, with photos so you can see it for yourself. Each finding is explained in plain words, so it is clear what it means for your purchase. Common reasons to book are lead that has worked loose at a wall or chimney and slipped or missing slates and tiles, across the roof space, flat-roofed extensions and dormers and natural slate.

Older buildings in small places like Churchill may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

What happens on the day

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. In a small place like Churchill, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • For flats, make sure roof access has been agreed
  • Make sure the loft hatch can be reached
  • Keep pets in another room

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Ask who repairs the roof under the lease
  • Ask when the roof was last worked on
  • Let us know your exchange date when booking
  • Ask the agent to check the loft hatch can be opened

The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. If anything in the report is not clear, ask us.

Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.

Landlords, agents and block managers in Churchill

Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant ahead of time.

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

FAQs for Churchill

Do you carry out roof surveys in Churchill?

Yes, Churchill is one of the places we work. The survey and report are the same in Churchill as anywhere else.

Does a conservation area affect roof work in Churchill?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Do you need to go inside the property?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.

When will the report arrive?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photographs.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Different roofs, different checks

Gutters and parapets

A butterfly roof drains to a central valley gutter, normally to the back of the house. If yours does, we check that gutter and where it drains.

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. Cracked, slipped or missing tiles are noted, along with odd replacement tiles that hint at earlier leaks.

When you need someone else

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Asbestos testing of any kind
  • The condition of the rest of the house (that is a RICS home survey)
  • Defects hidden under coverings or inside walls without opening up

If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before you book. What a survey covers and does not.

What we look at

  • Flat-roofed extensions and dormers
  • Natural slate
  • Lead flashings and valleys
  • Chimney stacks
  • Gutters and downpipes
  • The roof space
  • Clay and concrete tiles

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.
