Pre-purchase roof surveys near Middle Aston

Local roofs and buyers in Middle Aston

Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Landlords with a home close to Heyford station may find that a written report helps before buying a rental or paying for a new roof on one. If yours is one of the older homes in the streets near Church of St Peter and St Paul, the roof may have had decades of patch repairs, and the survey shows where they are.

About our pre-purchase roof survey in Middle Aston

We survey roofs for buyers in Middle Aston and across London and South East England. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. The report says what’s in good order, what is not and what to deal with first. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, call 07833 053749 or send us an email. We are often asked to look into roof slopes that look uneven or sagging and quick fixes on flashings and valleys, across gutters and downpipes, chimney stacks and lead flashings and valleys.

In a village or hamlet like Middle Aston, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

Nothing in the report is left vague: if work is needed, the report says so clearly.

Roof by roof

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We record what we can see and say where a closer look is needed.

Natural slate

Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it’s in.

Middle Aston: your questions answered

Is my home in Middle Aston listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is Middle Aston in the area you cover?

Yes. We work right across London and the South East, and Middle Aston is part of that. You can call 07833 053749 or email us with the address and some details.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or email us.

Do you need to go inside the property?

Where possible, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.

Will you climb onto the roof?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where it applies.

Is your roof survey a RICS survey?

No. It’s a dedicated roof survey, with a written report and photographs. It doesn’t cover the rest of the property, which a RICS survey does.

What if it rains on the day?

Light rain is typically fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

How it works

Safety comes first on every visit. We inspect whatever is safely visible, and anything we can’t see is noted in the report. The survey typically takes roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. Older roofs in small places like Middle Aston can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

How to prepare

  • Dig out any old roof reports or invoices
  • Keep pets inside or away from the areas we’re looking at
  • Have any questions written down, so nothing gets missed

Arrange a survey

If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

Advice

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Useful tips for Middle Aston property owners

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Mention any deadline when you contact us
  • Arrange the survey as soon as your offer is agreed
  • Ask who repairs the roof under the lease
  • Ask the seller about past roof repairs

Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

What we cannot see

Some things cannot be seen without opening up the roof, so a survey has limits:

  • A structural engineer’s report
  • Anything beyond the roof, which a full home survey covers
  • How a seller will respond, or what the house is worth

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.
