What a chimney survey looks like in Middle Aston

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

For an older house near a landmark like Church of St Peter and St Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Heyford station, the gap between tenancies is a good time to have the roof looked at.

Chimney survey in Middle Aston: what you get

Many homes have chimneys that are no longer used. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. If you’re worried about cracked or missing flaunching and signs that a stack is leaning, we can find out what’s behind it.

In a small place like Middle Aston, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Can I check my roof myself?

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Common questions in Middle Aston

I let a flat near Heyford station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Will you come out to Middle Aston?

Yes, Middle Aston is on our map. Villages and rural addresses get the same survey as a town house.

Can you survey a chimney stack we share with next door?

Yes. Shared stacks are common on terraced and semi-detached houses. We survey what we can see safely, and note anything that seems to involve next door.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.

Do you carry out surveys on Saturdays and Sundays?

Surveys run on any day of the week. To find a day that suits you, call 07833 053749 or send us an email.

How do you inspect a chimney without scaffolding?

We look from the ground, from windows and from the loft where it is safe. A drone inspection is part of the Premium Survey where it applies. The report is clear about anything that couldn’t be seen.

How long will you be at the property?

Most surveys take between one and two hours at a house, as part of a look at the roof around the stack. The report follows by email.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Any of our surveys can be booked by landlords, agents and building managers in Middle Aston. For a price for a let property or a block, ring 07833 053749 or send us an email.

What a chimney survey does not cover

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Whether a gas appliance or its flue is safe
  • Conditions inside walls
  • Structural calculations for a leaning stack

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey before you book. What our survey covers.

What this survey covers

  • Chimney breasts
  • Lead flashings
  • Flaunching
  • Brick chimney stacks
  • Chimney pots and cowls
  • Shared and party-wall stacks

Do you need a chimney survey in Middle Aston?

The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.

We are frequently asked to look at:

  • Staining on walls around the chimney
  • Frost-damaged brickwork on the stack
  • Unused flues sealed without airflow
  • Flashings pulling away from the stack

Anyone responsible for a site like Dr Radcliffe's Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What to expect from a roof survey

How it works

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes an hour or two at a house, as part of a look at the roof around the stack. In a hamlet or village like Middle Aston, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
  5. You get a written report with photos and our recommendations.

Before we arrive

  • Keep pets in another room
  • Have any questions written down, so nothing gets missed
  • For a flat or shared roof, check access with whoever owns or manages the building

What happens if roof problems are left?

For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. Our report gives you facts to raise with the seller or agent. Older cottages and farmhouses around Middle Aston can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
