How a roof survey works in Middle Aston

Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We survey natural slate, ridges, hips and valleys and flat roofs, and common reasons people get in touch are cracked or blistered flat roof coverings and slates or tiles that have slipped or broken.

Somewhere as small as Middle Aston, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Landlords and agents in Middle Aston book surveys as well as homeowners. A report with photos gives you a clear record of the roof, useful for planning maintenance.

Middle Aston homes and their roofs

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

For landlords with property near Heyford station, a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings like Dr Radcliffe's Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church such as Church of St Peter and St Paul are frequently among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

When you need someone else

To be straight with you, a roof survey has limits:

  • What’s under the slates, tiles or felt
  • A promise that the roof will not leak in future
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before you book. What our survey covers.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. Most visits take an hour or two for most homes, depending on how many separate roofs there are. Older roofs in small places like Middle Aston can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets in another room
  • Mention any parking restrictions on your street

How we price roof surveys

A few things affect what a survey costs:

  • The number of roofs, including extensions and garages
  • Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details
  • Whether it’s a home or a commercial building

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Booking your survey

A little information up front helps. It’s useful to include:

  • Pictures from the garden or a window, if you have them
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The kind of building and roof involved
  • Any marks or damp showing indoors

Photos help, if you have them. Pictures from the ground or a window are fine. To send them or to book, phone 07833 053749 or drop us an email.

Checking the roof from the ground

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Your questions about roof surveys in Middle Aston

How do I find out if my home in Middle Aston is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Middle Aston within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What’s the best way to book?

Simply phone 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years.

Can you inspect a terraced or semi-detached roof?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.

Will you check the loft?

If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Leave it or get it looked at?

Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail. For older village homes like those around Middle Aston, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.
