Storm damage roof reports for homes and businesses in Middle Aston
The Financial Ombudsman looks at three things when it considers a storm damage complaint: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. We record what the roof shows about the damage and its likely cause. You or your insurer can check the weather for the date. We’re often asked to look into damaged gutters and fascias and flat roof edges peeled back, across flat roofs, flashings and chimney stacks.
Roofs in small places like Middle Aston frequently stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A record with photographs is useful if you need to show the damage to anyone else.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what isn’t.

Leaks and storm damage in Middle Aston
Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these roof types has its own typical places for water to get in.
For landlords with property near Heyford station, a tenant living with a leak needs the cause found, not just the stain painted over. If you look after a building such as Dr Radcliffe's Church of England Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Honest limits
A survey is a proper look at the roof, but it cannot do everything. The main limits are:
- Areas we cannot see safely
- Repair costs or quotes for the work
- How your policy defines a storm

Prices for storm damage roof reports in Middle Aston
All our prices include VAT. The things that change the price are:
- Whether it’s a home or a commercial building
- How big the roof is
- Any need for thermal images or a drone flight
- Extensions, dormers and garages with roofs of their own
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.
What to tell us when you contact us
To price your survey accurately, we’ll ask about:
- Any marks or damp showing indoors
- The reason for the survey, such as buying, a leak or storm damage
- The address and postcode of the property
- The kind of building and roof involved

Before and after the survey
Here are a few things we’d tell any owner:
- Write down when the storm hit and when you noticed damage
- Record any water damage in rooms and the loft
- Get a roofer to make the roof safe if needed
- Photograph the damage safely from below
For repair costs, ask a roofer to quote. They can use our report to see what needs doing.
After a storm, look at the roof from the street or garden. Binoculars help you spot slipped slates or lifted ridges. Never climb onto the roof yourself.
Middle Aston: your questions answered
Is my home in Middle Aston listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Will you come out to Middle Aston?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.
Is this a RICS survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
How long will you be at the property?
It usually takes about one to two hours at a house, and longer if the damage is spread across a large roof. You will then get the report by email.
Is there a set wind speed for storm damage?
There is no single figure. Many policies treat gusts of about 55 mph as storm conditions, but it varies. Check your policy wording.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
What we do, step by step
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about one to two hours for most homes, depending on how much of the roof was hit. In a hamlet or village like Middle Aston, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- First we go through when the storm hit and what you’ve noticed.
- We look at the roof from wherever it is safe.
- Each area of damage is photographed and described.
- We note the likely cause and any signs of older wear.
- You get a written report to pass to your insurer.
Preparing for the visit
- Let us know about parking near the property
- Make sure pets are kept safely away
- Agree roof access with the managing agent if it’s shared
Arrange a survey
If you are buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or drop us an email when you are ready.

Common roof problems in Middle Aston
Some people book because a claim has been questioned. An independent report gives you another view of the roof. What happens next is up to the insurer.
A survey makes sense if you’ve noticed:
- Cowls or aerials dislodged in the wind
- Slipped or missing slates or tiles
- Damaged flat roof membrane
- Water coming in after the storm
If your home is one of the older ones in the streets near Church of St Peter and St Paul, water on an older roof tends to find its way in at the lead, the valleys or the chimney.
What to check before booking
- What the survey will not cover
- Is VAT included in the price?
- Will they check the loft as well as the outside?
- Their drone registration, if they fly one
