Common questions in North Aston

Is my home in North Aston listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like North Aston?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Can you survey in bad weather?

It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.

What does a chimney survey cover?

Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

Chimney survey in North Aston

A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photographs. We survey chimney pots and cowls, shared and party-wall stacks and lead flashings, and the problems we’re asked to look at most are bricks with flaking faces and worn or missing pointing.

In a small place like North Aston, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

What you get is a clear record of the chimney stack on the day we saw it. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

How it works

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. You are welcome to ask questions while we’re there. Somewhere as small as North Aston, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

Before the survey

  • Leave a clear route to the loft
  • Dig out any old roof reports or invoices
  • Mention any parking restrictions on your street

When to book a survey in North Aston

Flashings seal the gap where a stack passes through the roof. With age they can lift, split or come away from the joints. Failed flashings are one of the most common causes of damp around chimneys. Lead is also a target for theft.

Most people get in touch when they’ve noticed something like this:

  • Gaps where the stack meets the roof
  • Disused chimneys trapping moisture
  • Damp patches on chimney breasts
  • Damaged chimney pots and cowls

The streets around a church such as Church of St Mary are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Before booking any roof surveyor

  • Their track record with similar roofs
  • Whether you can ask questions once you have the report
  • Are they insured for the work?
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What’s in a roof survey

Local roofs in North Aston

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

How we price chimney surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Features like valleys, chimneys, dormers and parapets
  • The roof’s overall size
  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

A little information up front helps. It helps to include:

  • Dates you’re working to, such as exchange
  • Pictures from the garden or a window, if you have them
  • Where water is showing inside, if it is
  • What kind of property and roof it is

Most bookings start with a short call: phone 07833 053749 or use the contact form, and we will ask about the building and what you need. The price is agreed before a date is set.

What we look for on each type of roof

Chimney breasts and the loft

Stains on timbers or brickwork around the stack can point to a leak. We record what we see with photos.

Chimney pots and cowls

On redundant flues, we look at how the pots are capped. Capping without ventilation can trap moisture.

What a chimney survey does not cover

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • Checks on boilers, fires or their flues
  • Whether the flue is safe to use
  • Areas we cannot view from safe positions

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.
