Your questions about gutter surveys in North Aston

Can a landlord with a rental near Heyford station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or drop us an email with the details, and we will talk through which survey suits.

Is North Aston within the area you cover?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.

How do I arrange a gutter survey in North Aston?

To book, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Will you go up on the roof?

Only if it is safe. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.

When is the best time for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait, because the walls take the water.

Gutter surveys for homes and businesses in North Aston

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a report with photos. We survey fascias and soffits, eaves gutters and parapet and box gutters, and people most frequently book us about hoppers and outlets full of debris and leaks at the gutter joints.

Older buildings in small places like North Aston may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

North Aston homes and their roofs

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If your house is among the older ones in the streets near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Heyford station, the gap between tenancies is a good time to have the roof looked at.

North Aston is about 7 miles south of Banbury, in Oxfordshire. Houses, flats, blocks and commercial buildings in North Aston can all book gutter surveys. Our Oxfordshire coverage includes North Aston and the places around it. Our Oxford page covers surveys nearby.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. You are welcome to ask questions while we are there. Rural addresses near North Aston can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Agree roof access with the managing agent if it is shared
  • Buyers: confirm access with the estate agent or seller
  • Check the loft hatch can be reached

Why get it checked now?

Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone won’t solve it. A gutter survey helps rule the rainwater system in or out. For older village homes like those around North Aston, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Roof by roof

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. We flag any that could be for a specialist asbestos surveyor to check.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. We check it where it’s safe to see.

What affects the cost of gutter surveys

When we price a survey, we consider:

  • Whether thermal imaging or a drone is needed
  • Extra roofs, like extensions, dormers or garages
  • Chimneys, valleys, parapets and other details
  • Height and safe access

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before you book.

What we need to know

A little information up front helps. Please include:

  • Photos of the roof, taken safely from ground level or a window
  • When you need the report by
  • Any stains, drips or damp patches you’ve seen indoors
  • The reason for the survey, such as buying, a leak or storm damage

We survey roofs on weekdays and at weekends. To arrange a day that suits you, ring 07833 053749 or send us an email.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
