Gutter surveys for homes and businesses in Duns Tew
Gutters have to slope gently towards the outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over at the low points. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. Common reasons to book are valley or box gutters that overflow inside and gutters overflowing in heavy rain, across eaves gutters, fascias and soffits and parapet and box gutters.
In a village or hamlet like Duns Tew, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

Questions from Duns Tew
How do I find out if my home in Duns Tew is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is Duns Tew within the area you cover?
Yes. Duns Tew is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
When does the report arrive?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when booking.
When is the best time for a gutter survey?
Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.
Can a gutter survey explain damp on my walls?
The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so we report on what’s visible.
What happens on the day
We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Older rural homes like those around Duns Tew can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- We start with what you’ve noticed, like damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Before the survey
- Make a note of anything you’d like us to look at
- Find any records of previous roof work
- Show us where any leaks or stains appear

If the property is let, the agent or a tenant can let us in. We survey on any day of the week, which helps when tenants work during the week.
What we cannot see
We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:
- Underground drains, which need a CCTV drain survey
- Blockages deep inside downpipes
- Asbestos testing of old gutters, downpipes or soffits

Do you need a gutter survey in Duns Tew?
Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.
Look out for signs like these:
- Water backing up from a hidden gutter
- Gutters full of debris and silt
- Choked outlets or hopper heads
- Brackets that have dropped or snapped
The streets around a church such as Church of St Mary Magdalene are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

What else we do in Duns Tew
Local roofs in Duns Tew
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
Landlords with a home close to Heyford station may find that the gap between tenancies is a good time to have the roof looked at.

Should I look at the roof myself first?
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
What affects the price in Duns Tew
Our packages start from £150, inc. VAT. The price for your roof depends on:
- The shape of the roof and its details
- Height and safe access
- House, block, shop or office
- Extensions, dormers and garages with roofs of their own
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.
