How we price gutter surveys

Prices vary from roof to roof, for these reasons:

  • The type of building, from a house to a block or an office
  • Chimneys, valleys, parapets and other details
  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

What to tell us when you get in touch

Before you get in touch, it’s useful to have:

  • How the loft is reached, if there is one
  • The type of building and roof, such as pitched or flat
  • Your timetable, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or email us with the details.

Gutter survey in Hempton

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Common reasons to book are leaking or loose downpipes and fascia boards damaged by overflowing water, across parapet and box gutters, downpipes and fascias and soffits.

Somewhere as small as Hempton, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Get the gutters cleaned out every year
  • Check that downpipes are firmly fixed to the wall
  • Look for green streaks or damp patches on walls
  • Don’t leave hidden gutters out of a clear-out

You receive a written report with photographs and clear written recommendations. Share it with a contractor of your choice so they know what needs doing.

Have your gutters cleared at least once a year or more often near trees. The best time is normally after the leaves have dropped. Clean gutters can do their job.

Different roofs, different checks

Fascias and soffits

Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.

Cast iron gutters

Lots of period homes still have cast iron rainwater goods. Kept painted, they can last a long time, but rust where the paint fails.

Do you need a gutter survey in Hempton?

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.

Things that frequently lead to a survey include:

  • Gutters full of debris and silt
  • Downpipes that are split or coming away
  • Gutters that have fallen out of line
  • Leaks at the gutter joints

If you own a rental within reach of Kings Sutton station, the gap between tenancies is a good time to have the roof looked at.

Questions to ask before booking

  • Which viewpoints they use to see the roof
  • Is there a chance to talk the report through?
  • Their report turnaround times

Questions from Hempton

Do you cover smaller places like Hempton?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Can a landlord with a rental near Kings Sutton station book a roof survey?

Yes, rented property is part of what we cover. Just phone 07833 053749 or email us and let us know about the building, including who will give access on the day.

Is a CCTV drain survey included?

No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.

What happens next?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

How long will you be on site?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

What’s the best way to book?

The quickest way is to phone 07833 053749 or email us. Give us the address and some details about the roof, and we will take it from there. Surveys run on any day of the week.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

What happens on the day

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, from ground level, from windows, in the loft space and by drone where applicable. The survey usually takes between one and two hours for a house, and more on a big or complicated roof. Older rural homes like those around Hempton can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • If you are buying, check with the agent that we can get in
  • Let us know about parking before the day

How to book

We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, call 07833 053749 or drop us an email.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Gutter surveys around Hempton

Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Broughton Castle, about 4.3 miles north-west, is one of the historic houses in the wider area around Hempton. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church like Saint John the Evangelist are frequently among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.
