Gutter survey in Deddington

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photographs and written recommendations. We survey on weekdays and at weekends. We survey fascias and soffits, valley gutters and eaves gutters, and common reasons people get in touch are fascia boards damaged by overflowing water and gutters packed with leaves or moss.

In a village or hamlet like Deddington, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

What a gutter survey looks like in Deddington

With Broughton Castle about 5 miles north-west, Deddington sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live in an older home near Church of St Peter and St Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Kings Sutton station, a dated record of the roof is useful when planning maintenance across a let.

Deddington is about 6 miles south of Banbury, in Oxfordshire. If you’re in Deddington, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Our area takes in places right across Oxfordshire. We also survey roofs in Oxford.

Surveys in OX15 work the same way as everywhere else we cover. If you need a gutter survey at a property on Market Place, High Street and Victoria Terrace or a nearby road, we can help. If you’re just outside Deddington, we cover Hempton (1 mile west), Dane Hill (2 miles south), North Aston (2 miles south), Barford St John (2 miles north-west) and Barford St Michael (2 miles west). We also work in nearby towns like Banbury (6 miles north), Bicester (9 miles south-east), Witney (15 miles south-west), Kidlington (11 miles south), Bure Park (9 miles south-east) and Chipping Norton (10 miles west).

What happens on the day

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely. Most surveys take between one and two hours for a house; commercial roofs usually need 3–4 hours. Somewhere as small as Deddington, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Tell us where we can park nearby
  • If it is not your property yet, arrange access through the agent
  • Move anything stored under the loft hatch

How to book

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

Advice

What a gutter survey doesn’t cover

In fairness, there are limits to any roof survey:

  • Damage hidden inside walls or behind boards
  • Asbestos testing of old gutters, downpipes or soffits
  • Blockages deep inside downpipes

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. The full list of what we check.

Roof types and parts we check

  • Valley gutters
  • Parapet and box gutters
  • Fascias and soffits
  • Eaves gutters
  • Downpipes
  • Outlets and hoppers

Do you need a gutter survey in Deddington?

Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside, because there’s no outer edge for it to spill over. Lead is also a target for theft.

A survey can pick up problems like:

  • Hoppers and outlets full of debris
  • Water backing up from a hidden gutter
  • Fascia boards damaged by overflowing water
  • Gutters overflowing in heavy rain

If you look after a building such as Deddington Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Before booking anyone

  • Which limits apply to the survey
  • Is there a chance to talk the report through?
  • What the report includes, and whether it has photos
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What a roof survey includes

What we look for on each type of roof

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back, and a blockage there can overflow inside. It’s inspected as far as safe access allows.

Box and secret gutters

Box and secret gutters often cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.

Deddington: your questions answered

Is Deddington within the area you cover?

Yes. Deddington is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is my home in Deddington listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we’ll plan the survey around it.

Will the survey check for asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

Do you climb onto every roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

What does the report include?

A report with photos, explaining the condition of the gutter, any defects and our recommendations, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

What happens if roof problems are left?

A dripping joint or sagging bracket will not get better on its own. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Outbuildings and barns around Deddington are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for the job before booking.
