Landlord roof survey in North Aston

Roofs on let houses and blocks of flats are easy to forget until something leaks. Surveying the roof first helps you spot defects early, and plan work rather than react to it. The findings come in a written report with photos to keep on file for the building. Many clients repeat the survey on a rolling basis to see how the roof is changing. If you’ve noticed blocked gutters over flats and splits and blisters in flat roof coverings, we can find out what’s behind it.

In a small place like North Aston, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the let or shared roof, the defects we found and what we recommend.

Tips from our surveys

You don’t need to be a roofer to help. Here’s what helps most:

  • Hold on to old reports to compare later
  • Give residents notice before a survey
  • Keep the loft hatch clear and reachable
  • Book gutter clearing at least once a year

You receive a written report with photos and recommendations ranked by urgency where relevant. It’s emailed to you ready to pass on to whoever needs it.

Act on urgent items in the report first and schedule the others. Small roof defects tend to grow.

How we price landlord roof surveys

Not every roof costs the same to survey, for these reasons:

  • The roof’s overall size
  • Whether thermal imaging or a drone is needed
  • House, block, shop or office
  • Building height and the viewpoints available

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

Here’s what helps us most when you get in touch:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work
  • Any marks or damp showing indoors
  • The property’s address and postcode

Every survey is priced before it’s booked, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or drop us an email.

What you can safely check yourself

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Roofs, chimneys and gutters in North Aston

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If yours is one of the older homes in the streets near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What happens on the day

After the inspection, everything we found is written up in a report with photos. On timing, it usually takes about one to two hours at a typical home, and about three to four hours for a commercial roof. Somewhere like North Aston needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photos.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Leave a clear route to the loft
  • Leave side gates unlocked

Arrange a survey

A quick phone call is usually the easiest start: ring 07833 053749 or send us an email and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.

North Aston questions

Does a conservation area affect roof work in North Aston?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can a landlord with a rental near Heyford station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

Which days do you carry out surveys?

Surveys run on any day of the week. To arrange a date, ring 07833 053749 or email us.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Does the report help with maintenance planning?

Yes, that’s one of the main reasons clients book. Surveying again later shows what has changed, which suits a rolling plan.

Signs you need a landlord roof survey in North Aston

Landlords need to plan spending on a building. Without a recent survey, it is hard to know what the roof needs and how soon.

Here are some of the things we see often:

  • Damp or stains in top-floor flats
  • Cracked or lifting flashings
  • Chimney stacks in poor repair
  • Loose ridge or hip tiles

If you let a flat or house near Heyford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
