How it works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like North Aston, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We look at the roof from wherever it can safely be seen.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • Dig out any old roof reports or invoices
  • Make a note of anything you’d like us to look at

Flat roof survey in North Aston

Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. We survey GRP fibreglass, upstands and outlets and single-ply membranes, and the problems we’re asked to look at most are a sagging deck under the covering and raised blisters across the surface.

Flat roofs on exposed homes in small places like North Aston take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Common roof problems in North Aston

Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.

Look out for signs like these:

  • Outlets choked with leaves and silt
  • Blistering in felt or asphalt
  • Edge trims that have lifted or split
  • Signs of deflection in the roof deck

For landlords with property near Heyford station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

North Aston questions

Does a conservation area affect roof work in North Aston?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is North Aston in the area you cover?

Yes, North Aston is one of the places we work. Every survey there gets the same written report with photos.

What’s in the report?

A photo-illustrated written report, covering the condition of the flat roof, the defects we found and what we recommend, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Will you fly a drone over my roof?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Will the survey show why my flat roof is leaking?

We check the covering and every detail where leaks commonly start, recording anything that could let water through. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.

Will this cover the whole house?

No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

What happens if roof problems are left?

A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. Where a roof is exposed, as many are in small places like North Aston, driving rain gets into any weakness, and damp in older walls is slow to dry out.

What we look for on each type of roof

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. We note any punctures, tears and loose areas we can see.

EPDM rubber

An EPDM rubber roof is usually one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Book a survey every few years
  • Limit foot traffic on the covering
  • Keep records of when the roof was laid and what work has been done
  • Note where water lies after a downpour

Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on what we found.

Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.

Surveys for landlords and agents in North Aston

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or use the contact form with the addresses.

What a flat roof survey looks like in North Aston

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If you live in an older home near Church of St Mary, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.
