Flat roof survey in Steeple Aston
Offices, shops, industrial units and blocks of flats frequently sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so it helps if you call 07833 053749 or drop us an email with the address and a rough idea of the roof area. We survey GRP fibreglass, mastic asphalt and upstands and outlets, and common reasons people get in touch are blistering in felt or asphalt and standing water left after rain.
In a village or hamlet like Steeple Aston, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. If there are outbuildings or garages with flat roofs, mention them when you book.
Where we cannot see part of the flat roof, the report says so. You will know exactly what was inspected and what wasn’t.

FAQs for Steeple Aston
Is Steeple Aston within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Is my home in Steeple Aston listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Does the weather affect the survey?
A survey can typically go ahead in light rain, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
Does a flat roof survey replace a RICS survey?
No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. It often sits alongside a buyer’s building survey.
What’s the best way to book?
Just call 07833 053749 or send us an email with the address. We will ask a few questions, confirm the price and agree a date.
Why act early in Steeple Aston
Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. Outbuildings and barns around Steeple Aston are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

Roof by roof
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
Mastic asphalt
Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.
What we do, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. If you have questions on the day, just ask. In a small place like Steeple Aston, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from ground level, from windows and from the roof where it’s safe to do so.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Inside, we look for damp and staining under the roof where there’s access.
- We send a written report with photos, the defects we found and what we recommend.
How to prepare
- Note where any stains or damp appear
- Have any questions written down, so nothing gets missed
- Keep pets out of the way during the survey

Advice
Before and after the survey
A survey works best with a little help from you, before and after. Some tips:
- Make sure new fixings through the roof are properly sealed
- Book a survey every few years
- Look for standing water a day after rain
- Note any new marks on ceilings beneath the roof
Landlords, owners and managing agents can keep the report as a dated record of the roof. It’s useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.
Have the roof surveyed every few years, and after any work that goes through it. You will spot changes early and have a record to look back on.

- Whether the deck or joists are strong enough
- An exact number of years the roof has left

Local flat roofs in Steeple Aston
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
Anyone responsible for a site like Dr Radcliffe's Church of England Primary School will know that a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. For landlords with property near Heyford station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you live in an older home near Church of St Peter and St Paul, the flat roofs on later extensions tend to wear out long before the main roof.

What affects the price in Steeple Aston
We confirm the exact price before you book. This is what makes a difference:
- How many separate roofs there are, like extensions, dormers and garages
- The roof’s overall size
- How tall the building is and how easy the roof is to see
- Whether it is a home or a commercial building
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.
