Why it’s worth a survey now in Dane Hill
Ponding seldom gets better on its own. It usually points to an outlet, the falls or a sagging deck, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Flat roof surveys for homes and businesses in Dane Hill
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey upstands and outlets, single-ply membranes and EPDM rubber, and people most often book us about cracked or split membrane and outlets that hold water back.
Flat roofs on exposed homes in small places like Dane Hill take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.
What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later.

Questions from Dane Hill
Will you come out to Dane Hill?
Yes. Dane Hill is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Can you look at the flat roof of a hotel or office near Dane Hill?
Yes, we cover commercial roofs as well as homes. Access to the roof is sorted out with whoever manages the building before the day.
Does the weather affect the survey?
Light rain is normally fine; heavy rain and wind are different. In strong wind or a downpour, a drone cannot fly and access may not be safe, so we’d move the date with you.
What does the report include?
It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.
Can you give me structural calculations?
No. Visible signs like deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
How do I book a survey in Dane Hill?
To arrange a survey, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
Can you survey at the weekend?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.
Honest limits
Every survey has limits, and it is better to know them up front. Keep these in mind:
- Fragile surfaces, which we don’t walk on
- The condition of the deck or insulation hidden under the covering
- A structural engineer’s assessment of the deck
If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

Tips that help
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:
- Note any new marks on ceilings beneath the roof
- Ask contractors to protect the roof if they work on it
- Check the outlets after the leaves fall
- File the paperwork for the roof and any repairs
After the visit, we write up the report with photographs of what we found. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.
Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
For landlords and managing agents
With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or drop us an email with the addresses.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.
What a flat roof survey looks like in Dane Hill
Dane Hill has a number of hotels within about a mile and a half. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.
If you own a rental within reach of Heyford station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For hotels and guest houses around Dane Hill, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do. The streets around a church such as Church of St Mary are frequently among the oldest in a place, and if your home is one of the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

How the survey works
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It usually takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Around Dane Hill, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We look at the roof from the ground, windows and the roof where it is safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photos and recommendations, comes to you by email.
