Pre-purchase roof surveys for homes and businesses in Great Coxwell

We survey roofs for buyers in Great Coxwell and across London and the South East. Whether it is a terrace, a semi, a detached house or a flat, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, call 07833 053749 or send us an email. We survey the roof space, flat-roofed extensions and dormers and gutters and downpipes, and common reasons people get in touch are loose pots and cracked flaunching and flashings that have lifted or split.

Being in a small place like Great Coxwell makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What we are asked to look at in Great Coxwell

Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, yet the nails holding it rust and let slates slide. It’s a frequent finding on older houses and easy to miss from ground level.

We’re often asked to look at:

  • Gutters that overflow or drip at the joints
  • Worn or lifted lead flashings
  • Cracked flaunching or crumbling chimney pointing
  • Sagging ridge lines or uneven roof slopes

If you live in an older home near Church of St Giles, the roof may have had decades of patch repairs, and the survey shows where they are.

Before booking any roof surveyor

  • Whether the roof space is looked at, where there is one
  • What the survey will not cover
  • Are they insured for the work?
  • Their track record with similar roofs

What a pre-purchase roof survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether timbers meet design loads
  • What’s under the slates, tiles or felt
  • A valuation or a promise of a lower price

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What our survey covers.

What we check

  • Flat-roofed extensions and dormers
  • Chimney stacks
  • The roof space
  • Gutters and downpipes
  • Natural slate
  • Lead flashings and valleys
  • Clay and concrete tiles

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • Chimneys, valleys, parapets and other details
  • Whether you choose the Basic, Standard or Premium Survey
  • The use of thermal imaging or a drone
  • Whether it is a home or a commercial building

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Booking your survey

These details help when you contact us:

  • The kind of building and roof involved
  • The property’s address and postcode

What happens on the day

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes an hour or two at most homes; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Great Coxwell often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed ahead of time.
  3. We start outside, looking at the roof from ground level and from vantage points.

Landlord and commercial surveys in Great Coxwell

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

Before and after the survey

Here are a few things we’d tell any owner:

  • Ask who repairs the roof under the lease
  • Notice patches of new decoration in top-floor rooms
  • Let us know your timetable
  • Book once your offer is accepted

You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions.

Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.

Great Coxwell questions

Does a conservation area affect roof work in Great Coxwell?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Great Coxwell?

We do. The survey and report are the same in Great Coxwell as anywhere else.

Do you need access inside the house?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we cannot get in, the report says so.

Will you fly a drone over my roof?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Will the roof report help me negotiate with the seller?

Yes, you can. You will have photos and a written description of each defect, so you can raise them with the seller or their agent. How the seller responds is up to them.

When should I book a pre-purchase roof survey?

The sooner after your offer is accepted, the better. The report is most useful before exchange, because after that the roof is yours to deal with.
