About our flat roof survey in Great Coxwell

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. We are frequently asked to look into splits, cracks and crazing and failed seals around rooflight kerbs, on upstands and outlets, EPDM rubber and mastic asphalt.

In a small place like Great Coxwell, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

Different roofs, different checks

EPDM rubber

EPDM frequently lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.

Mastic asphalt

With age, asphalt can harden and crack with movement. The report shows where it’s cracking and how far it seems to extend.

How the survey works

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. In a small place like Great Coxwell, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • For flats, make sure roof access has been agreed
  • Find any records of previous roof work
  • Move anything stored under the loft hatch

Advice

Flat roofs in Great Coxwell

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. Historic houses such as Buscot Park, about 2.6 miles north-west, show how far back building in the area around Great Coxwell goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as Church of St Giles, flat-roofed rear additions and dormers added over the years are worth checking. Take a building like Faringdon Community College: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What happens if roof problems are left?

A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. For older village homes like those around Great Coxwell, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Ask contractors to protect the roof if they work on it
  • Note where water lies after a downpour
  • Watch the ceilings below the flat roof for stains
  • Clear roof outlets and gutters each autumn

If you’re buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

What a flat roof survey doesn’t cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Testing older roof sheets for asbestos
  • A fixed date for when the roof will need replacing
  • Hidden layers beneath the covering
