Flat roof survey in Charlton

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’re worried about upstands pulling away from walls and standing water left after rain, we can find out what’s behind it, whatever the roof.

In smaller places like Charlton, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it. From an upstairs window, look for standing water, splits and edges coming away.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Prices for flat roof surveys in Charlton

We confirm the price for your survey before you book. These are the things that affect it:

  • The use of thermal imaging or a drone
  • Building height and the viewpoints available
  • The shape of the roof and its details
  • Roof area

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • How the loft is reached, if there is one
  • Where the property is, with the postcode
  • Pictures from the garden or a window, if you have them
  • Why you want a survey: buying, a leak, a storm or new work

Every survey is priced before it’s booked, so you know the cost up front. Our price is from £150, including VAT. To book, call 07833 053749 or drop us an email.

What we look for on each type of roof

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We look for splits, gaps and failed flashings over the top.

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.

Flat roof surveys in Charlton: local notes

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Anyone responsible for a site like Charlton Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Charlton is about 7 miles west of Didcot, in Oxfordshire. From houses to flats and shops in Charlton, the roof can be surveyed. We cover towns and villages across Oxfordshire, from the larger towns to small villages. You can also see our page for Oxford.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.

When to book a survey in Charlton

No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.

Here are some of the things we see often:

  • Outlets choked with leaves and silt
  • A sagging deck under the covering
  • Blisters and bubbles in the covering
  • Leaks around rooflights

If you live in an older home near Holy Trinity Church, the joins between later flat roofs and the old walls are where problems normally start.

What to check before booking

  • What they won’t be able to tell you
  • Is VAT included in the price?
  • What experience they bring
  • What happens after the report arrives

What’s in a roof survey

What a flat roof survey does not cover

It’s a careful look at the flat roof, not the whole story. The main limits are:

  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • A promise that the roof won’t leak in future
  • A structural engineer’s assessment of the deck

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. What a survey covers and doesn’t.

What we look at

  • Single-ply membranes
  • GRP fibreglass
  • EPDM rubber
  • Felt flat roofs
  • Mastic asphalt
  • Upstands and outlets

Your questions about flat roof surveys in Charlton

Is Charlton in the area you cover?

Yes, Charlton is within the area we cover. Our area covers London and South East England. You can call 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.

How do I find out if my home in Charlton is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How much does a flat roof survey cost in Charlton?

Our price is from £150, including VAT. We confirm the price for your roof before you book. For a price, call 07833 053749 or email us.

Do you cover flat roofs on blocks of flats?

Yes. Commercial and residential flat roofs are both covered. A commercial roof normally takes about 3 to 4 hours on site, longer if it is large or complex, and larger roofs are quoted for their size.

What does ponding on a flat roof mean?

Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

What types of flat roof do you survey?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you don’t know what your roof is, we will identify it on the day.

How it works

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Parking around Charlton is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from ground level, from windows and from the roof where it’s safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
