Pre-purchase roof survey in Bayworth

The best time to book is once your offer has been accepted and before you exchange contracts. That is when the findings are most useful, while you’re not yet committed. We survey seven days a week, which helps when the chain is moving fast. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. If you’ve noticed loose pots and cracked flaunching and slates or tiles that have slipped or gone, we can find out what’s behind it, on flat-roofed extensions and dormers, lead flashings and valleys and chimney stacks alike.

Being in a small place like Bayworth makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Bayworth: your questions answered

Is Bayworth in the area you cover?

Yes, Bayworth is within the area we cover. Our area covers London and South East England. Just phone 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.

Will you come out to Bayworth?

Yes, Bayworth is on our map. A small place gets exactly the same survey as a big one.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable as you book.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

How long does the survey visit take?

On site, it normally takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Does the weather affect the survey?

A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Anything beyond the roof, which a full home survey covers
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • What’s under the slates, tiles or felt

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.

What we check

  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Natural slate
  • Lead flashings and valleys
  • The roof space
  • Chimney stacks
  • Clay and concrete tiles

The survey, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. In a small place like Bayworth, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. Access is arranged through you, the agent or the seller.
  3. The roof is inspected from every safe vantage point, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

How to prepare

  • If you’re buying, check with the agent that we can get in
  • Make sure pets are kept safely away
  • Make sure we can get to the back of the property

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Ask who repairs the roof under the lease
  • Check we’ll be able to get into the loft space
  • Share the report with your solicitor
  • Let us know your timetable

You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it.

Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from ground level are enough for a first look.

Local roofs and buyers in Bayworth

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. With Appleton Manor about 3.5 miles west, Bayworth sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Take an older house close to Church of St Leonard: the roof may have had decades of patch repairs, and the survey shows where they are. For landlords with property near Radley station, a written report helps before buying a rental or paying for a new roof on one.

Bayworth is about 2 miles north of Abingdon-on-Thames, in Oxfordshire. Bayworth gets the same service as everywhere else we work: a careful inspection, photos and a written report. We cover towns and villages across Oxfordshire, from the larger towns to small villages.

Further out, we also cover Oxford (3 miles north-east), Didcot (7 miles south), Bicester (14 miles north), Witney (11 miles north-west), Carterton (14 miles west) and Thame (13 miles east).

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

How we price pre-purchase roof surveys

Not every roof costs the same to survey, and it comes down to:

  • The number of roofs, including extensions and garages
  • The shape of the roof and its details
  • The package you choose: Basic, Standard or Premium
  • Roof area

Pre-purchase roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

What we need to know

A few details help us suggest the right survey and price. When you contact us, let us know:

  • Access details, like a loft hatch or a shared roof
  • Where any leaks, stains or damp patches show inside
  • Your postcode, so we can check access and travel
  • The kind of building and roof involved

If you are buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or drop us an email when you are ready.

Why it’s worth a survey now in Bayworth

Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy means you know about it from day one. In a place like Bayworth, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.
