What this survey cannot tell you

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Whether the price should change, which is between you and the seller
  • A structural engineer’s report
  • Confirmation of asbestos in cement sheets or soffits

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

What we check

  • Flat-roofed extensions and dormers
  • Chimney stacks
  • The roof space
  • Lead flashings and valleys
  • Natural slate
  • Gutters and downpipes
  • Clay and concrete tiles

Pre-purchase roof survey in Cuddesdon

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We do not offer a RICS home survey, and ours isn’t a substitute for one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. You can have both. Typical surveys look at old water stains in the roof space and sagging ridge lines or uneven roof slopes, on chimney stacks, gutters and downpipes and clay and concrete tiles.

In a village or hamlet like Cuddesdon, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a pre-purchase roof survey looks like in Cuddesdon

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Historic houses like Garsington Manor, about 1.3 miles south-west, show how far back building in the area around Cuddesdon goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

What we do, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes an hour or two for most houses, or half a day or so for a commercial building. Somewhere like Cuddesdon needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. The roof is inspected from every safe viewpoint, inside and out.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

How to prepare

  • Leave a clear route to the loft
  • Check pets are kept safely away
  • If the roof is shared, arrange access with whoever manages the building

Getting a price

If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.

Before and after the survey

There is plenty you can do without going near the roof. What helps most:

  • Check the lease for roof repair responsibilities
  • Let us know your exchange date as you book
  • Ask whether there are papers for past roof work
  • Share the report with your solicitor

We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.

Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Questions from Cuddesdon

Is my home in Cuddesdon listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover smaller places like Cuddesdon?

We do. A small place gets exactly the same survey as a big one.

Which days do you carry out surveys?

We carry out surveys seven days a week. To arrange a date, call 07833 053749 or send us an email.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when booking.

Do you need access inside the house?

Where possible, yes. We look in the roof space where there’s safe access, and views from upper windows help too. The agent or seller can arrange entry.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

When to book a survey in Cuddesdon

Flat roofs turn up on extensions, dormers, porches and garages. A felt roof frequently lasts around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, particularly when they’re only visible from an upper floor.

Signs worth acting on include:

  • Gutters that overflow or drip at the joints
  • A ridge or slope that dips
  • Chimney mortar that has eroded
  • Signs of past leaks inside the loft

If you live in an older home near Church of All Saints, the roof may have had decades of patch repairs, and the survey shows where they are.

Before booking any roof surveyor

  • How soon the report will arrive
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
