Landlords, agents and block managers in Littleworth

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on weekdays and at weekends, which can make access easier.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant.

Pre-purchase roof survey in Littleworth

Book after your offer is accepted and before exchange. That’s when the findings are most useful, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Common reasons to book are cracked flaunching or crumbling chimney pointing and flashings that have lifted or split, on clay and concrete tiles, the roof space and flat-roofed extensions and dormers.

Some older homes in villages like Littleworth are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to.

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours at a typical house, with time for the loft where it can be reached. In a small place like Littleworth, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. We agree a time and how we will get in, including the loft.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

How to prepare

  • Leave a clear route to the loft

Tips from our surveys

Here are a few things we’d tell any owner:

  • Request records of any re-roofing
  • Give your solicitor a copy of the report
  • Check we’ll be able to get into the loft space
  • Notice patches of new decoration in top-floor rooms

The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. If anything in the report is not clear, ask us.

After strong winds, look at the roof from ground level. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.

What we cannot see

To be straight with you, there are limits to any roof survey:

  • A structural engineer’s report
  • Faults hidden behind ceilings, boards or coverings
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey before booking. What a survey covers and doesn’t.

What we check

  • Chimney stacks
  • Gutters and downpipes
  • Lead flashings and valleys
  • Natural slate
  • Flat-roofed extensions and dormers
  • The roof space
  • Clay and concrete tiles

What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Roof by roof

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We record what we can see and say where a closer look is needed.

Natural slate

Many older homes in London and South East England have slate roofs. We look for slates that have slid, cracked or gone, and for clips or tingles that show past repairs.

Local roofs and buyers in Littleworth

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most. Garsington Manor, about 2.3 miles south, is one of the historic houses in the wider area around Littleworth. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If your house is among the older ones in the streets near The Granary Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

FAQs for Littleworth

Will you come out to Littleworth?

Yes, Littleworth is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in Littleworth?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is your roof survey a RICS survey?

No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It isn’t a RICS survey and does not cover the rest of the house.

How long does a pre-purchase roof survey take?

Allow roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. We’ll give you an idea of timing as you book.

Should I get a roof survey as well as a RICS home survey?

It is your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

How do I book a survey in Littleworth?

It’s easiest to ring 07833 053749 or send us an email. Give us the address and a few details about the roof, and we will suggest the right survey. We survey seven days a week.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
