Electronic leak detection in Littleworth

What affects the cost of electronic leak detection

Not every roof costs the same to survey, and it comes down to:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • House, block, shop or office
  • Height and safe access
  • How many separate roofs there are, such as extensions, dormers and garages

Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the exact price before booking.

Helping us price your survey

If you can, have these to hand when you contact us:

  • Your timetable, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors
  • The kind of building and roof involved
  • What’s prompted the survey

If you have photos of the roof, send them over. Take them safely from the ground or a window. To send them or to book, phone 07833 053749 or use the contact form.

How electronic leak detection works in Littleworth

We carry out electronic leak detection on flat roofs in Littleworth and across London and South East England. Testing usually takes longer on a large roof than a small one, with the construction of the roof playing a part too. Every roof is quoted on its size and build-up. You get a written report with photos. Common reasons to book are gaps at membrane joints and breaches hidden under paving or planting, on roof terraces and balconies, flat roof membranes and single-ply roofs.

Somewhere as small as Littleworth, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Honest limits

A survey is a close look at the flat roof membrane, but it cannot do everything. Its limits include:

  • Build-ups without a suitable layer below
  • Water entering through details rather than the membrane
  • Carrying out the repair work

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before booking. The full list of what we check.

Roof types and parts we check

  • Commercial flat roofs
  • Roof terraces and balconies
  • Flat roof membranes
  • Liquid-applied waterproofing
  • Single-ply roofs
  • Green roofs

What we do, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes a time that depends on the roof’s area and construction, which we set out in the quote. Cottages and farmhouses around Littleworth often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. You receive the results to pass to your roofer.

Preparing for the visit

  • Show us where any leaks or stains appear
  • Make a note of anything you’d like us to look at
  • Have keys ready for side gates, garages or roof access doors

Do you need electronic leak detection in Littleworth?

Seams are a common weak point in flat roof waterproofing. A gap that is hard to see can let water in long before anyone notices.

Typical things we are asked to look at include:

  • Holes left by work on the roof
  • Breaches around outlets and penetrations
  • Patched roofs that still leak
  • Failed seams and laps

If you look after a shop, office or commercial unit, for instance near Templars Square, flat roofs over shops and units are easy to forget until water comes through a ceiling.

Before booking any roof surveyor

  • Whether the inside of the roof is included
  • What insurance they carry
  • Which viewpoints they use to see the roof
  • Is VAT included in the price?

What’s in a roof survey

What electronic leak detection looks like in Littleworth

With Garsington Manor about 2.3 miles south, Littleworth sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If you look after a building such as Wheatley Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. The streets around a church such as The Granary Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Questions from Littleworth

Does a conservation area affect roof work in Littleworth?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will you come out to Littleworth?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Can you survey at the weekend?

Surveys run on weekdays, Saturdays and Sundays. To arrange a date, ring 07833 053749 or send us an email.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Find the breach before more patching
  • Have roof specifications to hand
  • Use boards when working on the roof
  • Get leaks traced quickly

If anything in the report is not clear, ask us. We’ll explain what was found and what it means.

Act on leaks quickly. The longer water gets in, the more insulation and decking can be affected.
