About our pre-purchase roof survey in Enstone
Buyers in Enstone and right across London and South East England use our pre-purchase roof survey. Whether it is a terrace, a semi, a detached house or a flat, the roof gets the same careful look. The report says what’s in good order, what is not and what to deal with first. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, call 07833 053749 or drop us an email. We survey the roof space, clay and concrete tiles and natural slate, and the problems we are asked to look at most are roof slopes that look uneven or sagging and old water stains in the roof space.
Some older homes in villages like Enstone are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what isn’t.

DIY checks: what’s safe
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
What affects the cost of pre-purchase roof surveys
Our packages start from £150, including VAT. The price for your roof depends on:
- The shape of the roof and its details
- How tall the building is and how easy the roof is to see
- The type of building, from a house to a block or an office
- Whether you choose the Basic, Standard or Premium Survey
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
Helping us price your survey
To price your survey accurately, we will ask about:
- Photos of the roof, taken safely from the ground or a window
- Why you want a survey: buying, a leak, a storm or new work
- Your timetable, such as an exchange date
- The property’s address and postcode
Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or email us to find out.
What we do, step by step
After the inspection, everything we found is written up in a report with photographs, sent to you by email. On timing, most surveys take about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere as small as Enstone, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- A date is booked on a weekday, Saturday or Sunday.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Preparing for the visit
- Keep pets in another room
- Unlock side gates and any roof access doors
- Note where any stains or damp appear

Enstone: your questions answered
Do you cover Enstone?
Yes. We work right across London and the South East, and Enstone is part of that. You can call 07833 053749 or send us an email with the address and some details.
Is Enstone within the area you cover?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.
How long does the survey visit take?
On site, it usually takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Is your roof survey a RICS survey?
No. It’s a dedicated roof survey, and you get a written report with photos. It is not a RICS survey and doesn’t cover the rest of the house.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

What we cannot see
Some things cannot be seen without opening up the roof, so a survey has limits:
- A valuation or a promise of a lower price
- Faults hidden behind ceilings, boards or coverings
- Whether timbers meet design loads
If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.

Signs you need a pre-purchase roof survey in Enstone
Most viewings never get near the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, which is why buyers book a closer look before committing.
A survey makes sense if you’ve noticed:
- Patch repairs that may hide an ongoing problem
- A ridge or slope that dips
- Standing water on a flat extension roof
- Old water stains in the loft space
Take an older house close to Church of St Kenelm: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Choosing a roof surveyor
- Is there a chance to talk the report through?
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether they hold professional indemnity and public liability insurance
- How long the report takes to arrive
Leave it or get it looked at?
When a chain is moving fast, a roof survey can feel like one more delay. We visit on weekdays, Saturdays and Sundays, and the Premium Survey report arrives the same day, which helps it fit around your exchange date. Outbuildings and barns around Enstone are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
All our prices include VAT. Pre-purchase roof survey starts from £150, including VAT. You will know the price for the job before you book.

Pre-purchase roof surveys around Enstone
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
If you own a rental within reach of Charlbury station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
