- Slates or tiles that have slipped or gone
How a pre-purchase roof survey works in Buckland
A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Choose the level that suits the home you’re buying. All three include a report with photos and recommendations. If you are worried about lead that has worked loose at a wall or chimney and bitumen or mortar used in place of proper repairs, a survey will tell you what’s going on, whatever the roof.
Some older homes in villages like Buckland are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What affects the price in Buckland
Our packages start from £150, including VAT. The price for your roof depends on:
- How big the roof is
- Building height and the viewpoints available
- The use of thermal imaging or a drone
- Commercial roofs and larger buildings
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
Before you get in touch, it is useful to have:
- When you need the report by
- How the loft is reached, if there is one
- What’s prompted the survey
- The kind of building and roof involved
Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or send us an email to find out.
How the survey changes by roof type
Chimney stacks
We inspect the outside of the stack, and it is not a flue or gas safety check. We will say if the flue needs a specialist.
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.
Leave it or get it looked at?
A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage lets you deal with it as soon as you move in. Older cottages and farmhouses around Buckland can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Questions from Buckland
Is Buckland within the area you cover?
Yes. Buckland is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.
How do I find out if my home in Buckland is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Should I get a roof survey as well as a RICS home survey?
That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and that is where a roof survey helps. It isn’t a replacement for a RICS survey.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.
Can I take the findings back to the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.
Will you fly a drone over my roof?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
Will you climb onto the roof?
Only where it’s safe. We also inspect from ground level, upper windows and the loft space.
What happens on the day
We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take about one to two hours at most homes, and about three to four hours for a commercial roof. Cottages and farmhouses around Buckland frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- Access to the house and the roof space is agreed ahead of time.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Getting ready for the survey
- Have any paperwork from past roof work to hand
- Show us where any leaks or stains appear
- Make sure the loft hatch can be reached

What a pre-purchase roof survey looks like in Buckland
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. With Longworth House about 2.6 miles east, Buckland sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Signs you need a pre-purchase roof survey in Buckland
Patch repairs are common on roofs of every age. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can be signs that something has leaked before. We note what we see so you can ask about it.
People typically book a survey when they’ve noticed one of these:
- Signs of past leaks inside the loft
- A ridge or slope that dips
- Worn or lifted lead flashings
- Slates or tiles that have slipped or gone
For an older house near a landmark such as Roman Catholic Church of St George, the roof may have had decades of patch repairs, and the survey shows where they are.
What to check before booking
- Their report turnaround times
- Whether the inside of the roof is included
- What the survey will not cover
- Do they have a CAA Flyer ID and Operator ID for drone work?
What a pre-purchase roof survey doesn’t cover
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- The condition of the rest of the house (that’s a RICS home survey)
- What’s under the slates, tiles or felt
- Confirmation of asbestos in cement sheets or soffits
If in doubt, phone 07833 053749 or email us and we will suggest the right survey. What our survey covers.
