Your questions about pre-purchase roof surveys in Baulking

How do I find out if my home in Baulking is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you come out to Baulking?

Yes, Baulking is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Which days do you carry out surveys?

We carry out surveys on any day of the week. To arrange a date, call 07833 053749 or use the contact form.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

When is the best time to have the roof checked when buying?

The sooner after your offer is accepted, the better. You need the report before you exchange, because after that the roof is yours to deal with.

Do you need to go inside the property?

If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If we can’t get in, the report says so.

About our pre-purchase roof survey in Baulking

With a written roof report, you can go back to the seller or agent with specifics. You can ask about the roof’s history, ask for repairs before completion or rethink the price. What the seller agrees to is up to them, but you’ll be asking from facts rather than guesses. It can also help you decide whether the purchase is still right for you. Common reasons to book are chimney mortar that has eroded and bitumen or mortar used in place of proper repairs, across chimney stacks, the roof space and flat-roofed extensions and dormers.

Somewhere as small as Baulking, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Do you need a pre-purchase roof survey in Baulking?

Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, especially when they’re only visible from an upper floor.

Signs worth acting on include:

  • Loose pots and cracked flaunching
  • Bitumen or mortar used in place of proper repairs
  • Blocked or leaking gutters
  • Gaps where slates or tiles have come loose

For any home in Baulking, it is the small, early fault that is cheapest to put right.

What’s in a roof survey

Pre-purchase roof surveys around Baulking

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

If your home is one of the older ones in the streets near Church of St Nicholas, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Why it’s worth a survey now in Baulking

After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but with far less room to act on them. Outbuildings and barns around Baulking are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

How the survey works

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. In a small place like Baulking, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Preparing for the visit

  • Find any records of previous roof work
  • Clear the way to the loft hatch
  • Buyers: confirm access with the estate agent or seller

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or email us.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Request records of any re-roofing
  • Arrange the survey as soon as your offer is agreed
  • Tell us your exchange date when booking
  • Notice patches of new decoration in top-floor rooms

We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.

Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.

Can I check my roof myself?

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.
