Thermal roof surveys for Baulking homes and businesses

How a thermal roof survey works in Baulking

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. It is important to know that the camera shows temperature, not water, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. If you’ve noticed stains that keep coming back and patches of heat loss across the roof, a survey will tell you what’s going on, on pitched roof slopes, insulated roof spaces and flat roofs alike.

In a village or hamlet like Baulking, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first, and the journey is planned in advance. Steep slopes and tall chimney stacks are where a close-up view adds the most.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we do, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes about one to two hours at most homes, while a commercial roof takes nearer three to four hours. Older roofs in small places like Baulking can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Advice

DIY checks: what’s safe

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Baulking questions

Is my home in Baulking listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you come out to Baulking?

Yes, Baulking is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years.

Will the camera show exactly where the water is?

Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. That’s why we check any patterns with moisture readings.

How long will you be at the property?

That depends on the size and shape of the roof, but most surveys take an hour or two for a house, rising to roughly 3–4 hours on a commercial building. The written report follows by email.

What do I do with the report?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Why act early in Baulking

Wet insulation under a flat roof does not dry out on its own while the covering stays on. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. In a small place like Baulking, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Different roofs, different checks

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below often show. Shiny surfaces can reflect heat, so we take care reading the images.

Parapets, valleys and junctions

Damp at junctions can be hard to see by eye. A careful visual inspection goes alongside the images.

What affects the cost of thermal roof surveys

To price your survey, we look at:

  • The size of the roof
  • If the survey needs thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How many separate roofs there are, such as extensions, dormers and garages

Thermal roof survey starts from £400, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.

What we need to know

You don’t need to know any roofing terms. It’s enough to let us know:

  • Where the property is, with the postcode
  • Access details, such as a loft hatch or a shared roof
  • What kind of property and roof it is
  • Where water is showing inside, if it is

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Do you need a thermal roof survey in Baulking?

On big commercial and residential flat roofs, thermal imaging helps owners plan. It can suggest which areas may be wet and which seem dry, so moisture readings can be targeted.

Typical things we are asked to look at include:

  • Areas of a flat roof that may hold water
  • Patches of heat loss across the roof
  • Ceilings that feel colder in places
  • Moisture around outlets and upstands

The streets around a church such as Church of St Nicholas are often among the oldest in a place, and if your house is among the older ones nearby, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

What to check before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Are they insured for the work?
  • Whether you get a written report with photos
  • Whether the loft space is looked at, where there is one

What to expect from a roof survey

Flying and imaging in Baulking

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
