Signs you need a landlord roof survey in Buckland

Roofs on let and shared buildings frequently get less regular attention than owner-occupied homes. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.

A survey can pick up problems such as:

  • Damaged pots and flaunching
  • Slipped or missing slates and tiles
  • Splits and blisters in flat roof coverings
  • Damaged party-wall upstands or parapets

Take a building like Buckland Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Choosing a roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What they will not be able to tell you
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether they hold professional indemnity and public liability insurance

What a roof survey includes

Landlord roof survey in Buckland

Shared roofs on blocks, converted houses and terraces raise their own questions. We check the roof from each safe vantage point, including from the roof space and the flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. We can only inspect the parts of a shared roof we are allowed to reach. We are often asked to look into flashings that have come away and parapets and upstands in poor repair, across converted houses, blocks of flats and shared roofs.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Buckland: your questions answered

Do you carry out roof surveys in Buckland?

Yes, Buckland is one of the places we work. The survey and report are the same in Buckland as anywhere else, and visits run on weekdays and weekends.

How do I find out if my home in Buckland is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you look in the roof space?

Usually, if there is one and it can be reached safely. The loft space can show things the outside can’t, like damp timbers, staining or daylight.

What access do you need for a block roof survey?

It depends on the building. We may need the roof space and some or all of the top-floor flats, and you or your agent arrange access. We tell you what’s needed when you book.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Roof by roof

Roof spaces and lofts

Looking inside the roof often tells us more. We check it where there is safe access looking for water marks and gaps.

Pitched roofs on houses and blocks

The edges and top of a pitched roof are exposed, so we look at them closely.

How it works

The aim of the visit is simple: to see as much of the let or shared roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit typically takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Buckland, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Unlock side gates and any roof access doors
  • Show us where any leaks or stains appear

What a survey costs

When we price a survey, we consider:

  • How tall the building is and how easy the roof is to see
  • Any need for thermal images or a drone flight
  • The package you choose: Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.

Booking your survey

We will usually ask about:

  • Dates you are working to, such as exchange
  • What’s prompted the survey
  • The type of building and roof, such as pitched or flat
  • Where any leaks, stains or damp patches show inside

Most bookings start with a short call: ring 07833 053749 or email us and we will ask a few questions about the roof. The price is agreed before a date is set.

What a landlord roof survey looks like in Buckland

Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Buckland has a long history of building, with Longworth House about 2.6 miles east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you live in an older home near Roman Catholic Church of St George, old fixings, lead flashings and tall chimneys are typical of older roofs.

Buckland is about 7 miles north-west of Wantage, in Oxfordshire. Roofs in Buckland get the same thorough look as anywhere else in Oxfordshire. Our Oxfordshire coverage includes Buckland. There’s also a page for Oxford.

When you need someone else

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Responsibility under a lease
  • Confirming asbestos in older roof materials
  • The rest of the building, as a RICS Level 2 or 3 survey would

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. The full list of what we check.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.
