Flat roof surveys for Buckland homes and businesses

About our flat roof survey in Buckland

Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. If you’ve noticed splits, cracks and crazing and outlets that hold water back, a survey will tell you what’s going on.

Some older homes in villages like Buckland are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Checking the roof from ground level

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or use the contact form with the addresses.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

What we look for on each type of roof

Felt and built-up roofs

Felt roofs frequently last around 15 to 20 years, depending on how they were laid and looked after. We record how yours is doing and where it is weakest.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.

Common questions in Buckland

Is Buckland in the area you cover?

Yes, Buckland is within the area we cover. We work right across London and South East England. You can call 07833 053749 or use the contact form with the address and some details.

Does a conservation area affect roof work in Buckland?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you carry out surveys on Saturdays and Sundays?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, call 07833 053749 or email us.

Do you go up onto the roof?

Where it’s safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.

Do you take photos of the roof?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.

What does ponding on a flat roof mean?

Ponding is worth looking into. It can point to blocked outlets, poor falls or a deck that is sagging, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.

Do you cover flat roofs on blocks of flats?

Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so call 07833 053749 or use the contact form with the address.

What a survey costs

All our prices include VAT. What changes the price is:

  • The shape of the roof and its details
  • How many separate roofs there are, like extensions, dormers and garages
  • Whether thermal imaging or a drone is needed
  • The height of the building and how the roof can safely be seen

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

These details help when you get in touch:

  • Where water is showing inside, if it is
  • Photos of the roof, taken safely from ground level or a window
  • The reason for the survey, such as buying, a leak or storm damage
  • The style of property, from a terrace to a block

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or send us an email.

How the survey works

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take an hour or two at a typical home, and more on a big or complicated roof. Older roofs in small places like Buckland can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Preparing for the visit

  • Leave a clear route to the loft
  • Make a note of anything you’d like us to look at
  • Keep pets out of the way during the survey

Local flat roofs in Buckland

Historic houses such as Longworth House, about 2.6 miles east, show how far back building in the area around Buckland goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you own one of the older houses in the streets near Roman Catholic Church of St George, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you look after a building such as Buckland Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Testing older roof sheets for asbestos
  • Fragile surfaces, which we do not walk on
  • An exact number of years the roof has left

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey. What a survey covers and doesn’t.
