Pre-purchase roof surveys near Fyfield

What happens if roof problems are left?

A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now, whatever anyone remembers. For an older or listed building in a place like Fyfield, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

Why us?

  • PI and public liability insurance

About our pre-purchase roof survey in Fyfield

The best time to book is once your offer has been accepted and before you exchange contracts. That is when the findings are most useful, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when the chain is moving fast. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. If you’ve noticed slipped or missing slates and tiles and quick fixes on flashings and valleys, we can find out what’s behind it.

Older buildings in small places like Fyfield may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Fyfield homes and their roofs

About 2.2 miles north-east lies Appleton Manor, a reminder of how long the area around Fyfield has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

If you live in an older home near Church of St Nicholas, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

How the survey works

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes between one and two hours for most houses; commercial roofs usually need 3–4 hours. In a small place like Fyfield, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

What we can’t see

We only report what can be seen safely on the day, so there are some things a survey cannot cover:

  • Anything beyond the roof, which a full home survey covers
  • What’s under the slates, tiles or felt
  • Whether timbers meet design loads

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

Roofs we survey in Fyfield

  • Flat-roofed extensions and dormers
  • Chimney stacks
  • The roof space
  • Clay and concrete tiles
  • Lead flashings and valleys
  • Gutters and downpipes
  • Natural slate

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Request records of any re-roofing
  • Watch for stains or fresh paint on ceilings below the roof
  • Don’t leave it until just before exchange
  • Give your solicitor a copy of the report

The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. If anything in the report isn’t clear, ask us.

Once you’ve moved in, keep gutters, valleys and outlets clear, particularly after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.

Fyfield questions

Do you carry out roof surveys in Fyfield?

Yes. We work right across London and South East England, and Fyfield is part of that. Just ring 07833 053749 or use the contact form and tell us about the property, and we will talk through which survey suits.

Do you cover smaller places like Fyfield?

Yes. Fyfield is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you go up on the roof?

Only where it’s safe to do so. Much of the inspection is done from ground level, from windows and from the roof space. The Premium Survey adds a drone inspection where it applies.

Can I take the findings back to the seller?

Yes, you can. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings.

Can you survey at the weekend?

We carry out surveys on any day of the week. To arrange a date, phone 07833 053749 or use the contact form.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Different roofs, different checks

Chimney stacks

Our chimney check is a visual one, not a flue, gas or sweep inspection. If a flue needs testing, we will suggest who to ask.

Gutters and parapets

Hidden gutters behind parapets send water indoors when they block. Where we can see them safely, we check the linings and outlets.

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
