FAQs for Britwell Salome

How do I find out if my home in Britwell Salome is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Britwell Salome in the area you cover?

Yes, Britwell Salome is within the area we cover. Our area covers London and the South East. You can ring 07833 053749 or email us with the address and some details, and we will talk through which survey suits.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How long will you be at the property?

Allow roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. We will give you an idea of timing as you book.

Will the roof report help me negotiate with the seller?

Yes, you can. The report sets out what we found, with photos, which you can share with the seller or agent. We cannot promise how the seller will respond.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

About our pre-purchase roof survey in Britwell Salome

The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, while you are not yet committed. Visits run on weekdays and at weekends, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. If you’ve noticed cracked flaunching or crumbling chimney pointing and ponding, blisters or splits on a flat roof, we can find out what’s behind it, on flat-roofed extensions and dormers, the roof space and gutters and downpipes alike.

Older buildings in small places like Britwell Salome may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • How a seller will respond, or what the house is worth
  • What’s under the slates, tiles or felt

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey before you book. The full list of what we check.

What we look at

  • Natural slate
  • Lead flashings and valleys
  • Chimney stacks
  • Clay and concrete tiles
  • Gutters and downpipes
  • The roof space
  • Flat-roofed extensions and dormers

What affects the cost of pre-purchase roof surveys

Our packages start from £150, with VAT included. The price for your roof depends on:

  • House, block, shop or office
  • Height and safe access
  • Whether thermal imaging or a drone is needed
  • Whether you choose the Basic, Standard or Premium Survey

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

What to let us know when you contact us

Here’s what helps us most when you contact us:

  • Whether there is a loft hatch, a shared roof or tricky access
  • The kind of building and roof involved
  • Where water is showing inside, if it is
  • Pictures from the garden or a window, if you have them

We confirm the price for the job before booking, so you know the cost up front. Pre-purchase roof survey starts from £150, including VAT. To book, call 07833 053749 or email us.

What happens on the day

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey usually takes about 1–2 hours for a house, or half a day or so for a commercial building. Rural addresses near Britwell Salome can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before the survey

  • For flats, check roof access has been agreed
  • Make sure we can get to the back of the property
  • Point out any leaks or damp patches

How to book

Once you know what you need, call 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Advice

Pre-purchase roof surveys around Britwell Salome

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Historic houses such as Adwell House, about 4.3 miles north-east, show how far back building around Britwell Salome goes. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. If you live in an older home near Church of St Nicholas, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Arrange the survey as soon as your offer is agreed
  • Check we will be able to get into the loft space
  • Mention any deadline when you get in touch
  • Ask whether there are papers for past roof work

After you move in, keep the report somewhere safe. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up to see how things have changed.

Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from ground level are enough for a first look.
