Your questions about chimney surveys in Britwell Salome

Do you cover smaller places like Britwell Salome?

Yes. Britwell Salome is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

How do I find out if my home in Britwell Salome is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

Can you survey at the weekend?

Surveys run seven days a week. To arrange a date, ring 07833 053749 or use the contact form.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Should a redundant chimney be removed?

An unused stack still needs to stay weathertight and ventilated. Capping without airflow can lead to damp. Our survey records its condition and how it is capped, so you can decide with a builder what to do.

What do I do with the report?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Chimney surveys for homes and businesses in Britwell Salome

Our survey covers the structure of the stack and its weathering details. It’s not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we’ll say so. If you’ve noticed damp patches on chimney breasts and pots or cowls that look unsafe, we can find out what’s behind it, on lead flashings, chimney breasts and shared and party-wall stacks alike.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Honest limits

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Checks on boilers, fires or their flues
  • Conditions inside walls
  • Areas we cannot view from safe positions

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. What our survey covers.

What we check

  • Shared and party-wall stacks
  • Chimney breasts
  • Brick chimney stacks
  • Chimney pots and cowls
  • Lead flashings
  • Flaunching

Before and after the survey

Here are a few things we’d tell any owner:

  • Keep track of stains on chimney breasts
  • Check your stacks from the ground after strong winds
  • Find out whether changes to a stack need permission
  • Make sure fixings on the stack are secure

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. That helps you brief them.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.

Leave it or get it looked at?

A small amount of repointing or new flaunching is usually a modest job. Leave it, and frost can work the stack loose and the job gets bigger. Where a roof is exposed, as many are in small places like Britwell Salome, driving rain gets into any weakness, and damp in older walls is slow to dry out.

  • Pictures from the garden or a window, if you have them
  • Any marks or damp showing indoors
  • Why you want a survey: buying, a leak, a storm or new work

Rented homes, blocks and businesses

Chimney surveys in Britwell Salome: local notes

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Britwell Salome has a long history of building, with Adwell House about 4.3 miles north-east. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings such as Icknield Community College, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If your home is one of the older ones in the streets near Church of St Nicholas, its roof may have old fixings, lead flashings and chimneys that need a closer look.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours at a house, as part of a look at the roof around the stack. Somewhere as small as Britwell Salome, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Before the survey
